What to clean before your furniture arrives

Empty Toronto condo before move-in cleaning

An empty Toronto condo is the easiest time to reach floors, baseboards, walls and windows before furniture limits access.

Direct answer

The best time to clean a Toronto condo is after you receive the keys and before furniture, boxes and personal belongings arrive. An empty unit gives the cleaning team clear access to cabinet interiors, appliances, bathrooms, baseboards, floors, closets, windows and other areas that become harder to reach after move-in.

Leronzo clients can choose a move-in package based on the size of the condo and set the priority areas for the visit. If only certain rooms or tasks need attention, the custom calculator can be used to select the exact zones and add-ons required.

Best timing for Toronto condo move-in cleaning

Figure 1. Schedule cleaning after reliable access is available and before movers fill the unit.

Why cleaning before the furniture arrives matters

Furniture does not create the need for move-in cleaning, but it changes access. A sofa can cover floor edges and baseboards. A bed can block walls, vents and outlets. Boxes can occupy kitchens, closets and hallways. Once cabinets are filled, cleaning their interiors means unpacking everything again.

The empty-unit window is also the best time to identify what is ordinary dirt and what is a maintenance issue. Cleaning may remove dust, grease, soap residue and everyday marks. It will not repair damaged grout, failed caulking, rust, chipped surfaces, permanent discolouration or mould that requires remediation.

The empty condo advantage

AreaWhy it is easier before move-inWhat to confirm
KitchenCabinets, appliances and floor edges are unobstructedFridge, oven and cabinet interiors are empty
BathroomFixtures, tile and floor edges are fully accessibleHeavy buildup or damaged caulking is reported
Living areasBaseboards, walls and floors are not hidden by furniturePriority marks and delicate finishes are identified
ClosetsShelves and interiors can be cleaned before storage beginsClosets are empty and included in the booking
Windows and balconyNo furniture blocks glass, doors or floor edgesBuilding access and service scope are confirmed

What to check after you receive the keys

Walk through the condo before the movers arrive. Take photographs and check the areas below. The goal is not to assume that every mark can be removed; it is to identify priorities and choose the correct scope before the appointment.

Kitchen and appliance interiors

Open every empty cabinet and drawer. Look for crumbs, sticky residue, shelf marks and odours. Check the refrigerator seals, shelves and drawers, and inspect the oven, stovetop and range hood. Grease is often spread across several surfaces rather than confined to one obvious spot.

Empty kitchen appliance interior before move-in cleaning

Open cabinets and empty appliances make it possible to clean interiors before food, dishes and cookware are unpacked.

A range hood filter can hold grease even when the surrounding kitchen appears acceptable. Filter cleaning or replacement should be assessed separately from a basic exterior wipe.

Greasy range hood filter before cleaning

A greasy range hood filter is a useful inspection point before a new occupant starts using the kitchen.

Bathrooms

Inspect the shower or bathtub, tile, grout lines, faucets, toilet, vanity, mirror and floor edges. Soap film and mineral buildup may respond to detailed cleaning, while missing caulking, damaged grout and permanent staining are maintenance or repair issues.

Empty condo bathroom before move-in cleaning

Bathroom surfaces are easier to assess while the room is empty and personal products have not been unpacked.

Floors, baseboards, closets and walls

Empty rooms reveal dust along baseboards, edges and corners. They also make wall marks, window-sill dust and floor condition easier to see. Ask for spot cleaning only on washable surfaces and identify any existing damage before the team begins.

If the condo has carpet, routine vacuuming is different from professional extraction. Embedded soil, pet contamination or odours may require a separate carpet-cleaning assessment.

Choose a move-in package or build a custom scope

A package is the simplest option when the whole empty condo needs attention. The package provides a recommended team and a three-hour visit based on the number of bedrooms. The client chooses which zones should be handled first. A package is time-based and does not promise that an unlimited list of tasks will be completed regardless of the property condition.

How priorities work

Before the appointment, identify the areas that matter most. The team can begin with the kitchen and bathrooms, then move to empty rooms, closets, floors and final details. If the condition is heavier than expected, the priority list protects the most important work from being left until the end.

  • First priority: kitchen interiors and appliances that must be ready before unpacking.
  • Second priority: bathrooms and other hygiene-sensitive areas.
  • Third priority: floors, baseboards, closets, doors and reachable surfaces.
  • Final priority: optional details selected for the remaining booked time.

When the custom calculator is the better choice

Use the calculator when the entire condo does not need cleaning or when the exact scope should be defined before booking. It allows the client to select particular rooms, choose General or Deep Cleaning and add specific tasks such as inside-oven, inside-fridge, cabinet, window or wall cleaning.

Toronto condo access checklist

Shared-building logistics can reduce useful cleaning time if they are not arranged in advance. Confirm access before the appointment rather than while the team is waiting in the lobby.

Optional services to consider before move-in

Move-in cleaning prepares accessible household surfaces. Some conditions require a separate service, different equipment or additional time. These services should be selected only when the condo actually needs them.

Carpet cleaning. View service – Choose professional extraction when carpet has embedded soil, stains or odours that vacuuming cannot address.

Upholstery cleaning. View service – For furnished condos, inspect sofas and fabric chairs left by the previous occupant before bringing in personal items.

Balcony cleaning. View service – Windblown dust, bird residue, traffic film and dirty glass railings may require a separate balcony scope.

Window cleaning. View service – Select interior windows, tracks or accessible glass when these areas are outside the core package.

Post-renovation cleaning. View service – Fine construction dust and renovation residue require a different process from ordinary move-in cleaning.

Move-in cleaning across Toronto condo areas

Condo access and layouts differ across Toronto, but the planning principles remain the same: confirm entry, clean while the unit is empty and match the scope to the current condition.

  • Downtown Toronto – Condo cleaning for high-rise buildings and downtown residences.
  • North York – Move-in cleaning for condos, apartments, and townhomes.
  • Scarborough – Home and condo cleaning across Scarborough neighbourhoods.
  • Etobicoke – Cleaning services for condos and residential properties in Etobicoke.

Frequently asked questions

Should the condo be completely empty?

An empty condo gives the team the best access. If boxes or furniture remain, the team can clean accessible areas, but cleaners do not move heavy furniture and covered surfaces may be excluded.

Should cleaning happen before or after the movers?

Schedule cleaning after the previous occupant or seller has removed belongings and before your furniture delivery. This protects access to floors, baseboards, cabinets and closets.

Do I need to stay in the condo during cleaning?

No, if secure access has been arranged through a key, smart-lock code, concierge, realtor or property manager. Provide unit, buzzer, parking and elevator details in advance.

Are the refrigerator, oven and cabinet interiors always included?

No. Interior tasks depend on the selected package or custom scope. Review the package inclusions or add the required interiors through the calculator before booking.

Can I choose what the team cleans first?

Yes. For a time-based package, identify priority zones before the appointment. Kitchens and bathrooms are usually handled first when they are the most important move-in areas.

What if only the kitchen and bathrooms need cleaning?

Use the custom calculator to select those rooms and the exact service level rather than booking unnecessary areas.

Is carpet cleaning part of move-in cleaning?

Routine vacuuming may be included in the confirmed household scope, but professional carpet extraction is a separate service for embedded soil, stains or odours.

Can the team clean a condo balcony at the same visit?

Balcony cleaning can be added when available. Confirm the balcony size, floor condition, drainage, glass railings and building restrictions during booking.

Plan the cleaning before move-in day

For the smoothest result, book after key access is confirmed and before movers deliver furniture. Choose a package for the whole empty condo or use the calculator to select only the rooms and add-ons you need.

A humanoid robot can now be hired to clean a real apartment in the United States. The price sounds surprisingly familiar to anyone who has booked a cleaner in Toronto: US$30 an hour — roughly C$42 at current exchange rates.

That immediately raises a practical question for Toronto homeowners and cleaning companies: if a humanoid robot can vacuum, wipe surfaces, make a bed and clean a bathroom for about the same hourly price as a human cleaner, how long before robots replace house cleaners?

The short answer in 2026 is: not yet.

The more interesting answer is that robots may become genuinely competitive in routine maintenance cleaning before they become capable of replacing professional deep cleaning. The difference is not simply speed or intelligence. It is the combination of dexterity, touch, surface judgment, chemical choice, risk awareness and the ability to adapt continuously to a home that is never e twice.

Illustrative service robot. This is not the Tau Robotics unit used in the San Francisco pilot.

A $30-an-Hour Robot Cleaner Is No Longer Science Fiction

In August 2026, a San Francisco resident hired a humanoid robot from Tau Robotics to clean her apartment for one hour. The robot vacuumed, made a bed and cleaned parts of the bathroom. The customer said the robot was slower than a human cleaner, but she was satisfied with the result and did not need to redo the work.

The video went viral and triggered the obvious debate: are cleaners about to be replaced?

There is one detail that changes the interpretation. The robot was teleoperated. A remote human operator was involved in controlling it. In other words, the robot was physically inside the apartment, but the cleaning was not yet a fully autonomous “send the robot in and let it figure everything out” service.

CBS reported that Tau’s pilot was offered to selected San Francisco households at US$30 per hour and that the robots cost about US$50,000 each to build. That makes the pilot important — but it does not prove that fully autonomous home cleaning is already commercially mature.

For Toronto, the story matters because it moves the conversation from “maybe one day” to “this is already being tested in real homes.”

Robot Cleaning Is Growing Fast — But Mostly on Floors

Robotics is already established in cleaning. It is just not yet the humanoid version many people imagine.

The International Federation of Robotics reported that more than 25,000 professional cleaning robots were sold in 2024 in its reporting sample, up 34% year over year. The main application was floor cleaning.

25,000+ professional cleaning robots sold in 2024

+34% year-over-year growth

Main use: floor cleaning

That distinction matters. Autonomous floor scrubbers, robot vacuums and other single-purpose systems work well because their environment and task are relatively constrained. A full home is different. A kitchen, bathroom, bedroom and living room require different tools, contact forces, movements and decisions.

Humanoid robotics is also attracting far more investment. Goldman Sachs Research increased its 2035 global humanoid-robot market forecast from US$6 billion to US$38 billion, cprogress and falling component costs.

Chart: Goldman Sachs Research revised its 2035 humanoid-robot market estimate from US$6B to US$38B. This is a forecast, not current sales.

Robot Cleaner vs Human Cleaner: What Does C$40–42 per Hour Actually Buy?

The San Francisco pilot price creates an unusually clear comparison.

US$30 per hour converts to approximately C$42 per hour. Leronzo Cleaning Group currently lists hourly maintenance clper cleaner per hour, with a three-hour minimum.

Important: these are not equivalent services. Tau’s US$30 rate is a U.S. pilot price for an emerging robot service. Leronzo’s C$39 rate is an active Toronto & GTA maintenance-cleaning rate. Exchange rates also move.

Still, the comparison raises the right question:

The real metric is not price per hour. It is useful cleaning completed per hour.

If two options cost almost the same per hour but one completes less work, needs remote assistance or cannot handle part of the cleaning scope, the hourly rate alone is misleading.

Routine Cleaning Is Where Robots Make the Most Sense

Routine cleaning is the part of residential cleaning that is easiest to standardize.

A regularly maintained home often needs repeatable tasks:

• vacuum open floor areas;

• mop accessible hard floors;

• wipe counters and other open surfaces;

• remove light dust;

• make beds;

• collect trash;

• perform basic bathroom maintenance;

• repeat the same route every week.

This is precisely where robotics has the strongest opportunity.

A humanoid does not necessarily need to “understand cleaning” at the same level as an experienced cleaner to become useful. If the environment is mapped, the surfaces are known and the work is repetitive, automation can gradually take over more of the physical routine.

That is why the most realistic near-term competition is not robot versus professional deep cleaner. It is robot versus a portion of recurring maintenance cleaning.

For homes that already stay in maintainable condition, regular cleaning is structured and predictable. Leronzo’s Weekly, Bi-Weekly & Every 4 Weeks Cleaning service is built around that same maintenance concept: keeping everyday dust, crumbs, fingerprints and light residue under control before they become heavy buildup.

Why Deep Cleaning Is a Different Problem

Deep cleaning looks similar from a distance: wipe, scrub, vacuum, rinse.

Up close, it is a different type of work.

Consider a stovetop. A routine clean may involve removing fresh cooking residue and wiping the surface. A deep clean may involve baked-on grease, carbonized residue around burners, narrow seams, edges and areas where the finish is already worn.

The cleaner is not simply applying more force.

The cleaner is constantly deciding:

• how much pressure is safe;

• whether the residue needs dwell time before agitation;

• which tool can be used without scratching;

• whether the surface is painted, coated, glass, stainless steel or another material;

• when a stronger product is justified;

• when a stronger product creates more risk than benefit;

• when to stop because the finish is beginning to react;

• whether a mark is dirt, damage or permanent discoloration.

Ts to refrigerators, cabinet fronts, faucets, shower glass, grout, painted trim and many other surfaces.

Deep cleaning requires surface-specific decisions, not simply more scrubbing.

Leronzo Cleaning Group’s View: Deep Cleaning Is a Sequence of Decisions

Leronzo Cleaning Group uses checklists. A checklist is necessary for consistency.

But a professional cleaner does not perform a deep clean by mechanically following a list of movements.

A checklist may say: clean the shower.

That one line can describe completely different jobs.

One shower may have light soap residue. Another may have hard-water mineral buildup. Another may have delicate stone. Another may have damaged grout, worn sealant or a finish that reacts badly to an aggressive product.

The task name is the same. The safe method is not.

From Leronzo Cleaning Group’s practical point of view, deep cleaning follows a loop:

Inspect → Identify → Decide → Clean → Check → Adjust

That “adjust” step is important.

A cleaner feels resistance through the cloth, pad, brush or scraper. The cleaner changes pressure and angle. The cleaner sees whether the residue is softening. The cleaner notices whether the finish is becoming dull. The cleaner can immediately reduce force, switch chemistry or stop.

This kind of tactile feedback is one of the reasons today’s humanoid robots are not yet equivalent to a trained professional performing deep cleaning.

Robots can have force sensors and increasingly sophisticated vision. That does not mean they cannot eventually become good at this work. It means the real challenge is more difficult than simply teaching a robot the correct sequence of motions.

Routine cleaning is largely a sequence of tasks.

Deep cleaning is a sequence of decisions.

Would You Trust a Robot — or a Trained Cleaner?

Speed: Hourly Price Is Not Productivity

In the viral San Francisco example, the customer herself said a human cleaner would have completed the work faster.

That matches a broader problem in humanoid robotics: impressive motion does not automatically translate into efficient real-world work.

Reuters reported in August 2026 that humanoid robots are progressing quickly but still struggle with intelligence, precision, dexterity and adaptation in practical environments. Recent robot competitions have shown the same contrast: machines can now run at extraordinary speeds, while apparently simple manipulation tasks can still expose major limitations.

House cleaning rewards versatility more than spectacle.

A cleaner can move from a bathroom to a kitchen, notice an unexpected stain, change tools, reach behind an object, clean an edge, change pressure and reorder the remaining work without stopping the entire process.

A robot that performs each movement more slowly can become much more expensive in practice even if the advertised hourly price looks competitive.

This is why a useful comparison should be:

COST PER USEFUL CLEANING RESULT

not simply:

COST PER CLOCK HOUR

What Humanoid Robots Can Already Do — and Where Humans Still Lead

Humanoid robot today:

• vacuum accessible areas;

• basic wiping;

• make beds;

• carry light objects;

• collect trash;

• repeat structured tasks;

• perform some basic bathroom or kitchen maintenance;

• potentially work without fatigue on repetitive motions.

Human professional cleaner:

• all routine tasks above;

• detailed edges, corners and gaps;

• work around clutter and irregular layouts;

• identify different types of buildup;

• change pressure by feel;

• select or change chemistry;

• distinguish dirt from surface damage;

• work with fragile finishes;

• deep-clean kitchens and bathrooms;

• use specialized carpet and upholstery equipment;

• react to unexpected problems immediately;

• inspect quality continuously.

The gap is not permanent. But in 2026 it is still significant.

What Robots May Do Better Soon

It would be a mistake to assume humanoid cleaners will remain at today’s level.

AI is improving quickly. Hardware costs are falling. Vision systems are better. Force sensing is improving. Training data is expanding. Robots are learning from teleoperation and demonstration instead of relying only on manually programmed movement.

Goldman Sachs has pointed to progress in end-to-end AI as one reason humanoid-development timelines have accelerated.

That suggests a realistic progression:

Stage 1 — single-purpose floor robots

Stage 2 — humanoids handling repeatable household tasks

Stage 3 — increasing autonomy in known environments

Stage 4 — better manipulation, judgment and exception handling

Stage 5 — broader competition with human routine-cleaning work

Deep cleaning is likely to be farther along that path because it requires more than navigation and repetition.

Could Toronto Homes Actually Use Humanoid Cleaners?

Toronto & GTA may eventually be a strong market for this technology.

The region has dense condo living, high labour costs, a large residential-service economy and many households already comfortable with on-demand services and home automation.

But successful deployment would require more than a robot that can physically clean.

A real Toronto service would also need to solve:

• travel between homes;

• elevator and condo access;

• insurance and property-damage responsibility;

• privacy for cameras and remote operators;

• safe handling around children and pets;

• winter entry conditions and wet floors;

• carrying supplies and changing tools;

• charging and downtime;

• customer trust;

• liability when the robot damages a finish or breaks an item.

This is why the first successful model may not be “buy a humanoid and replace your cleaner.”

It may be a hybrid model where robots handle repetitive maintenance while trained cleaners handle detail work, inspection, specialty treatments and exceptions.

Where Professional Cleaning Still Has an Advantage

Professional deep cleaning remains difficult to automate because different surfaces need different treatment.

For example, Leronzo’s Deep Cleaning service focuses on accumulated grease, soap and mineral buildup, edges, baseboards, detailed surfaces and overlooked areas. Those are precisely the situations where surface condition and judgment matter.

Specialty services raise the bar further.

Professional Carpet Cleaning may require identifying fibre condition, stains, pet contamination, odours and the correct extraction process. Upholstery Cleaning adds fabric identification and material-specific risk. Those tasks are not simply “more cleaning.” They are different technical processes using specialized equipment.

That does not make automation impossible.

It explains why replacing a robot vacuum is easy compared with replacing the full skill set of a professional cleaner.

Will Robots Replace House Cleaners in Toronto? Our 2026 Answer

For routine cleaning, robots are getting close enough that the question should be taken seriously.

A US$30-per-hour humanoid pilot — about C$42 — is already operating in real homes. Professional cleaning robots are growing rapidly. Investment in humanoids is accelerating. The technology will continue to improve.

But the current evidence does not show a humanoid that can fully replace an experienced professional cleaner across a normal Toronto home.

For predictable maintenance tasks, the gap is narrowing.

For deep cleaning, detailed work, stain treatment, specialty surfaces, carpet extraction, upholstery and unexpected conditions, the gap is still large.

Leronzo Cleaning Group’s view is that automation is more likely to change the cleaner’s job before it eliminates it. Repetitive work can increasingly move to machines. Human value can shift toward inspection, judgment, detail work, specialty treatment, quality control and solving the situations that do not fit a standard script.

The most useful question is therefore not:

“Will robots replace cleaners?”

It is:

“Which parts of cleaning will robots replace first — and which parts still require human judgment?”

In 2026, routine maintenance is the obvious starting point. Deep cleaning is not.

Frequently Asked Questions

Can a humanoid robot clean a house today?

Yes, humanoid robots can already perform selected household tasks such as vacuuming, wiping, bed-making and carrying objects. Some services are being tested in real homes. However, current systems may rely on teleoperation and are not yet equivalent to a fully autonomous professional cleaner.

How much does a humanoid robot cleaner cost?

Tau Robotics’ 2026 San Francisco pilot was reported at US$30 per hour, approximately C$42 at the exchange rate used for this article. This was a pilot price, not a Toronto market rate.

Is a robot cleaner cheaper than a cleaner in Toronto?

Not necessarily. Leronzo currently lists hourly maintenance cleaning at C$39 per cleaner per hour. A similar clock-hour price does not mean the same productivity or service scope. The more useful comparison is how much appropriate cleaning is completed in the paid time.

Can a robot do deep cleaning?

Current humanoid robots can perform some physical cleaning actions, but there is not yet strong evidence that they can consistently match a trained cleaner across professional deep-cleaning tasks that require tactile judgment, surface assessment, chemistry selection, detail work and adaptation.

Will AI make robot cleaners better?

Almost certainly. AI is already helping robots learn more general tasks and adapt to new situations. The timing of fully capable autonomous home cleaning remains uncertain.

Will humanoid robots come to Toronto?

It is plausible, but there is no established equivalent of the Tau San Francisco pilot operating as a mainstream Toronto residential-cleaning service at the time of writing. Any Toronto deployment would also need to address insurance, privacy, access, transportation and liability.

How much does professional sofa, sectional, chair, and mattress cleaning cost in Durham Region? This guide explains Leronzo Cleaning’s 2026 starting prices, the difference between General and Deep Cleaning, what affects the final quote, and how to get a more accurate price before the appointment.

Quick answer: General Cleaning starts at $69 for a one-seat chair, $99 for a two-seat sofa, and $119 for a three-seat sofa. The minimum on-site order is $149. Larger sectionals, mattresses, heavily soiled upholstery, odours, and stain treatment cost more depending on the item and condition.

Worried the price will change after arrival?

Send clear photos before the appointment. When the item, condition, and problem areas can be assessed from the photos, the cleaning level and price can be confirmed in advance. If something cannot be determined reliably from photos, we will clarify it before the work starts rather than surprise you at the property.

What actually determines upholstery cleaning cost?

Furniture size matters, but it is only one part of the quote. Two sofas with the same number of seats can require very different amounts of work. A lightly used sofa that is cleaned regularly is not the same job as a sectional with body-oil buildup, food spots, pet odour, or old stains.

The main pricing factors are the type and size of furniture, number of seats, fabric condition, overall soil level, stain age, odour, pet-related contamination, and whether problem areas need more intensive treatment.

Practical rule: use the price tables as a starting point, not as a promise that every item of the same size will require the same treatment. When the condition is unclear, photos are the fastest way to narrow down the correct service level and price.

2026 upholstery cleaning price snapshot

If you only need a quick benchmark, these are the starting General Cleaning prices for common items. Smaller items can be combined into one visit, but the minimum order for an on-site appointment is $149.

Furniture typeGeneral Cleaning — starting price
Backless chair / stool$10
Dining chair$15
One-seat chair / armchair$69
Two-seat sofa$99
Three-seat sofa$119
Twin mattress$59
Queen mattress$89

Minimum on-site order: $149. If the selected items total less than the minimum, the visit is still subject to the minimum order amount.

Professional on-site cleaning by Leronzo Cleaning in Durham Region. We clean upholstery, mattresses, and area rugs in customers’ homes using professional extraction equipment and service methods matched to the item and its condition.

General Cleaning vs. Deep Cleaning

Instead of treating every piece of furniture as the same job, Leronzo uses two practical service levels. The goal is to match the amount of work to the actual condition of the upholstery.

General CleaningDeep Cleaning
Best for furniture that is maintained reasonably well, with light-to-moderate general soil and no major odour or difficult contamination.Best for furniture with heavier soil, noticeable spots, odour, pet-related issues, greasy high-contact areas, or a long gap since professional cleaning.
Regular professional maintenance.More intensive attention to problem areas and built-up contamination.

If you are between the two levels, do not guess. A few clear photos usually provide more useful information than a written description such as “not too dirty” or “just a few stains.”

Sofa and sectional cleaning prices

For sofas and sectionals, price generally rises with the number of seats because there is more upholstery surface, more cushions, and more edges and contact areas to clean. Deep Cleaning adds cost because the job may require more pre-treatment, agitation, spot work, or odour-focused treatment.

Furniture typeGeneralDeepDifference
1 seat$69$89+$20
2-seat sofa$99$129+$30
3-seat sofa$119$149+$30
4-seat sectional$159$199+$40
5-seat sectional$199$249+$50
6-seat sectional$239$279+$40
7-seat sectional$259$299+$40

A useful way to read this table is to compare the price difference with the condition of the sofa. If the upholstery mainly needs routine maintenance, General Cleaning may be enough. If the visible condition suggests more time and treatment, Deep Cleaning is the more realistic starting point.

Example: sofa cleaning before and after. Visible improvement depends on the fabric type, soil level, stain age, previous wear, and any earlier spot-cleaning attempts, but professional cleaning can noticeably improve the overall appearance of upholstered furniture.

Mattress cleaning prices

Mattress pricing is based mainly on size and cleaning level. A larger mattress has more surface area, while Deep Cleaning may require more attention to body-oil buildup, spots, or odour-related concerns.

Mattress sizeGeneralDeepDifference
Twin$59$79+$20
Twin XL$69$99+$30
Full$79$109+$30
Queen$89$129+$40
King$109$149+$40
California King$119$169+$50

For a small mattress booked by itself, remember the $149 minimum order. In practice, many customers combine mattress cleaning with a sofa, chairs, or another upholstery item during the same visit.

Example: mattress cleaning before and after. Mattress cleaning can improve the appearance of surface soiling and body-oil buildup, although the final result depends on the fabric, stain type, previous treatment, and how deeply contamination has set into the material.

Chair and dining-chair prices

Individual chairs have lower per-item prices, which makes them useful add-ons to a larger upholstery visit. Dining sets, office chairs, and occasional chairs can also vary in construction, fabric, and the amount of upholstered surface.

Chair typeGeneralDeepDifference
Backless chair / stool$10$15+$5
Dining chair$15$23+$8
Office chair$30$45+$15
Upholstered chair$39$50+$11
Rocking chair$49$79+$30

How to tell which cleaning level you need

Think about condition rather than age alone. An older sofa that is lightly used may need less work than a newer sofa used every day by a family with pets.

General is usually the better fit when…Deep is usually the better fit when…
The furniture has been cleaned reasonably recently and mainly needs routine maintenance.It has been a long time since professional cleaning.
There is no strong odour and no major staining.There are visible food, drink, grease, or pet-related spots.
The fabric looks generally maintained.High-contact areas such as arms or headrests look greasy or darkened.
You want to refresh the item before normal continued use.You are dealing with odour, pet contamination, move-out preparation, or heavier overall soil.

Get a more accurate quote from photos

For upholstery, photos can solve one of the biggest pricing problems: the cleaner and customer may use very different words to describe the same condition. A photo shows the size, shape, fabric layout, cushions, visible soil, and problem areas more clearly.

For the best estimate, send: one full photo showing the entire item, one close-up of the most affected area, and a short note about odour, pets, or anything that may not be visible in the image.

When the necessary details are visible, the cleaning level and price can often be agreed before the appointment. If something important cannot be assessed from photos, that should be clarified before the work starts rather than presented as a surprise at the property.

Upholstery cleaning across Durham Region

Durham Region sits east of Toronto and includes a mix of urban, suburban, and rural communities. For a local service business, that matters because access conditions, housing types, travel distance, condos, townhouses, detached homes, and larger rural properties can all affect how a job is planned.

Leronzo Cleaning serves customers across Durham Region, including the Region’s eight local municipalities: Ajax, Brock, Clarington, Oshawa, Pickering, Scugog, Uxbridge, and Whitby.

Oshawa Sofas, sectionals, chairs, mattresses, pet-related cleaning, apartments, townhouses, and detached homes.Whitby Family homes, townhouses, condos, larger sectionals, dining chairs, and mattresses.
Ajax Sofa and chair cleaning, mattress cleaning, pet-related spots and odours, and multi-item appointments.Pickering Condo and house appointments, upholstered furniture, sectionals, chairs, and mattresses.
Clarington Including communities such as Bowmanville and Courtice, with service for sofas, sectionals, chairs, and mattresses.Uxbridge, Scugog & Brock Service availability for rural and smaller-community addresses may require confirming the exact address and route when booking.

The starting furniture prices are based primarily on the item and cleaning level. Building access, paid parking, condo rules, elevator bookings, or longer-distance addresses may need to be discussed separately before the appointment.

Common stain and odour questions

No responsible cleaner can guarantee a fixed stain-removal percentage from the stain name alone. Results depend on the fabric, stain chemistry, age, previous DIY treatment, heat exposure, and how deeply contamination has moved into the upholstery or filling.

IssueWhat matters
Coffee, tea, juice, other drinksFresh contamination is generally easier to treat than old, set-in staining.
Grease and food residueThe result depends on how deeply oils have penetrated the fibre and backing.
Pet urine or odourIf contamination has moved into the cushion filling or underlying material, surface cleaning alone may not fully solve the issue.
Ink or paintOutcome depends on the product involved and the colourfastness and sensitivity of the upholstery.
Bleach marksBleach can remove or alter colour. That is material damage rather than ordinary soil.
Burns, tears, holesCleaning does not repair physical fabric damage.

How long does upholstery take to dry?

Drying time varies with fabric type, cushion density, ventilation, indoor temperature, humidity, and the amount of moisture required during cleaning. Most customers should plan for several hours rather than expecting the furniture to be ready immediately.

Good airflow helps. After cleaning, keep air moving through the room and avoid using the furniture until the upholstery is fully dry.

For the current service scope, fabric-care options, and booking flow, see our Upholstery Cleaning service page. If you are comparing floor and furniture cleaning in the same visit, read our 2026 Carpet Cleaning Cost Guide. For urine or persistent odour concerns, see our Pet Urine & Odour Removal Guide.

Frequently asked questions

Can I know the price before the cleaner arrives?

Often, yes. Clear photos of the full item and problem areas can make the estimate much more accurate. If a final price cannot reasonably be confirmed from photos, the unclear factor should be explained before the appointment.

Can pet odour be removed?

Pet odour can often be reduced substantially, but the result depends on how deep the contamination has travelled. Odour located only on the fabric surface is a different problem from urine that has penetrated cushion filling or internal material.

Can I book only one chair?

Yes, but the minimum on-site order is $149. For that reason, smaller items are often combined with other chairs, a sofa, or a mattress during the same visit.

Does the price change by city within Durham Region?

The furniture and cleaning level are the main pricing factors. However, unusual access, paid parking, condo requirements, or longer-distance/rural addresses may need to be confirmed separately.

How often should upholstery be professionally cleaned?

There is no single interval that fits every household. Usage, children, pets, spills, odour, and visible soil matter more than a fixed calendar rule. Clean when the condition of the furniture shows that routine home maintenance is no longer enough.

Many customers also combine upholstery cleaning with area rug cleaning during the same visit, especially in family homes with pets, children, or high-traffic living spaces. Combining services can make the appointment more practical than booking separat

Example: area rug cleaning before and after. In many Durham Region homes, upholstered furniture and area rugs are cleaned together as part of one appointment.

A practical guide to stain removal, permanent colour change, pet contamination, pricing and realistic results across Toronto and the GTA

Direct answerSpilled coffee, tracked in winter salt, or found a pet spot that keeps returning? Many carpet marks can be removed or noticeably improved, especially when they are treated early with the right products. However, some marks are permanent changes rather than dirt: bleach, sun fading, burns and worn fibres cannot be reversed by cleaning. The likely result depends on the cause, age and depth of the mark, the carpet fibre and anything already applied at home.

The fastest way to understand the result

The same dark patch can be removable soil, colour loss or physical wear. The first step is to identify which one it is before choosing a treatment or promising a result.

Leronzo Cleaning — A visible mark may be removable soil, a permanent colour change or physical fibre damage.

Quick answer: which carpet marks usually respond to professional cleaning?

A stain is not the same as colour loss or carpet damage

A removable stain is foreign material sitting on or within the carpet fibre. Professional cleaning works by loosening, suspending and extracting that material. Colour loss is different: bleach, acne medication, strong household products and sunlight can alter the original dye. Wear is different again and includes flattened traffic lanes, burns, melted fibres and tears.

This matters because a cleaner carpet is not the same as a repaired carpet. Cleaning can remove soil and improve many marks, but it cannot rebuild missing fibre or put removed dye back into the carpet. When the change is permanent, colour repair, patching or replacement may be the honest next step.

Before you reach for a household cleaner

A bleach mark is colour loss, not dirt. Scrubbing it or adding more household chemicals will not restore the dye and may make the damage harder to assess. Blot fresh spills, avoid heat and tell the technician exactly what was used.

What determines whether a stain can be removed?

Carpet fibre and construction. Nylon, polyester, olefin, wool and blended carpets respond differently to water, solvents, oxidizers and reducers.

Time. Fresh contamination is usually easier to treat. As a spill dries and gets walked on, residue can settle deeper and become harder to remove.

Heat and prior DIY products. Hot water, steam irons, bleach, dish soap and mixed household chemicals may set a mark, remove colour or leave sticky residue.

Depth. A surface spot is different from liquid that has entered the backing, underpad or subfloor.

Colourfastness. A treatment must be strong enough to address the contaminant without destabilizing the carpet dye.

Physical wear. A traffic lane may remain darker or lighter because the fibre has been abraded or flattened, even after soil is removed.

Toronto carpet problems we see often

Winter salt and slush can leave white or grey residue in entryways and traffic lanes. These marks often improve with a professional rinse, but the result depends on how long the residue has been present, what was applied at home and whether the fibre is worn.

In Toronto condos, the cleaning plan may also depend on parking, elevator access and building service-hour rules. Portable professional equipment can be used in many high-rise buildings, with moisture managed for the carpet and site conditions.

For a move-out or property inspection, treat stains early and leave enough drying time. Cleaning can improve the carpet’s condition, but no company should promise a specific inspection result or deposit outcome.

What a professional stain-removal visit should include

1. Inspect and identify — Review the carpet fibre, backing, stain pattern, odour source, previous products and access conditions.

2. Test before treating — Check colourfastness and select a product appropriate for both the contaminant and the carpet.

3. Remove dry soil — Vacuuming or pile preparation removes loose particulate matter before moisture is introduced.

4. Pre-treat and allow dwell time — Apply targeted chemistry, give it time to work and agitate only when the fibre and construction allow it.

5. Extract and rinse in a controlled way — Recover suspended soil and residue while managing moisture and avoiding unnecessary over-wetting.

6. Repeat only when safe and useful — A second treatment or pass can improve the result, but more chemistry is not always better.

7. Dry and reassess — Air movement and ventilation reduce drying time; final appearance should be judged after the carpet is fully dry.

Pre-cleaning inspection: visible soil and several different marks

The photographs below show why a room should be assessed as a pattern, not as one generic “stain.” The hallway contains a broad traffic lane, scattered spots and darker areas near doorways. The landing by the stairs shows overlapping marks with different shapes and likely causes. Each area may need a different treatment, and some remaining contrast may come from wear rather than removable soil.

Real Toronto-area case: repeated pet accidents in a basement room

Case summaryRoom size: approximately 108 sq. ft. | Service: deep carpet cleaning with urine-specific treatment | Treatment time: about 2.5 hours | Price: CAD $149 | Situation: repeated pet accidents and a strong odour in a basement room used by an elderly dog.

The customer reported a sharp odour and repeated urine and fecal accidents. Because the contamination was not a single fresh spot, the work was approached as a pet-contamination treatment rather than an ordinary maintenance clean. The technician inspected the room, treated the affected carpet with a urine-specific odour product twice and completed approximately three controlled extraction/rinse passes.

Leronzo Cleaning — Urine-specific pre-treatment before controlled extraction.Leronzo Cleaning — Before-and-after result from the 108 sq. ft. basement room.

After treatment, the carpet looked substantially cleaner and fresher, the strong odour was no longer noticeable after the service, and the visible spots were removed or substantially improved. The customer was satisfied. This is a real job result, not a guarantee for every carpet: the outcome depends on fibre type, age, previous products and how deeply the contamination has travelled.

Why pet urine odour can return after the surface looks clean

The spot you can see may be smaller than the affected area underneath. Like liquid spreading through a paper towel, urine can move sideways through the carpet backing and collect in the underpad. After repeated accidents, it may reach the subfloor. Surface spotting can improve the visible mark while leaving the odour source below.

Leronzo Cleaning — Repeated pet accidents can affect layers below the visible carpet surface.

The Carpet and Rug Institute also notes that urine can affect dyes and create persistent odour issues. For repeated contamination, an honest assessment may recommend more extensive treatment, underpad replacement or subfloor work instead of promising that surface cleaning alone will solve the problem.

Toronto carpet-cleaning prices: what the numbers mean

Leronzo carpet-cleaning prices currently start at CAD $39 for a small room up to 90 sq. ft., with a minimum service of CAD $149. The final total depends on room size, stairs, the number and type of stains, contamination depth, required treatment, access and any selected add-ons. The real pet-contamination case above was approximately 108 sq. ft., took about 2.5 hours and cost CAD $149.

For current room categories and pricing, use the Toronto carpet-cleaning cost guide. For an exact booking total, select the rooms, stairs and treatment needs in the online booking calculator linked at the end of this guide.

General vs. Deep carpet cleaning by space

General carpet cleaning is intended for maintained carpets with everyday soil and light spots. Deep carpet cleaning is priced higher because heavier buildup, repeated accidents or odour sources may require additional pre-treatment, agitation and extraction passes. Prices below are per selected carpeted space; the minimum service booking is CAD $149.

SpaceSizeGeneral (CAD)Deep (CAD)
Room — SmallUp to 90 sq. ft.$39.00$51.00
Room — Medium91–140 sq. ft.$49.40$64.60

Living Room — Large141–200 sq. ft.$78.00$102.00
Living Room — X-Large200–350 sq. ft.$100.10$130.90

For example, one small room is CAD $39 for General treatment or CAD $51 for Deep treatment; a medium living room is CAD $58.50 or CAD $76.50. The final total depends on the selected spaces, stairs, stain type, contamination depth, access and treatment needs.

What to do before the technician arrives

  • Blot a fresh spill with a clean white towel; do not rub it deeper into the pile.
  • Do not use bleach or mix household chemicals. The combination can damage colour, create residue or create a safety risk.
  • Avoid soaking the carpet. Excess moisture can spread contamination into the backing and underpad.
  • Keep the product label or tell the technician exactly what was already applied.
  • Photograph the original mark and note what caused it, when it happened and whether odour returns during humid weather.
  • Move small breakables and provide access to the affected area; discuss heavy furniture before the appointment.

When replacement or repair may be the better answer

Professional cleaning is designed to remove soil, residue and treat many stains. It is not structural restoration. A patch, colour repair, underpad replacement or full replacement may be more appropriate when there is bleach damage, burns, melted fibres, delamination, severe wear, repeated contamination below the carpet, active water damage, suspected mould or a damaged subfloor.

A reputable cleaner should explain that limit before charging for repeated stain-removal attempts that are unlikely to change the result.

Frequently asked questions

Can every carpet stain be removed professionally?

No. Many spots and stains can be removed or substantially improved, but permanent colour loss, fibre damage, burns, sun fading and some chemically set dyes cannot be reversed by cleaning.

Can bleach stains be removed?

Cleaning cannot replace carpet dye removed by bleach. Depending on fibre and colour, a specialist may discuss colour repair, patching or replacement.

Can pet urine be completely removed from carpet?

Fresh, surface-level contamination often responds well. Repeated accidents are more complex because urine may reach the backing, underpad or subfloor. The treatment plan should match the depth of contamination.

Does an old stain automatically mean it is permanent?

No, but results become less predictable with time. Heat, repeated foot traffic and previous DIY products can set residue deeper or permanently change the colour.

How long does professional stain removal take?

A small spot may add limited time, while a contaminated room can require repeated treatment, extraction and drying. The Toronto-area pet case in this guide took about 2.5 hours for approximately 108 sq. ft.

How much does carpet stain removal cost in Toronto?

Pricing starts at CAD $39 for a small room up to 90 sq. ft., and the minimum service is CAD $149. The final price depends on room size, stairs, stain type, affected area and required treatment.

Should I clean a stain myself first?

Blotting a fresh spill is useful. Strong chemicals, bleach, aggressive scrubbing and over-wetting can make professional treatment harder, so stop if the fibre colour changes or the spot spreads.

Carpet cleaning across Toronto and the GTA

Leronzo provides residential carpet cleaning for houses, condos, apartments, stairs and selected rooms across Toronto and the GTA, including Ajax, Pickering, Mississauga and nearby service areas. High-rise residents can review the separate Toronto condo carpet-cleaning guide. For repeated accidents or odour concerns, see the pet urine removal service and the detailed Toronto homeowner’s guide to pet urine in carpet.

Not sure whether the mark is removable?Do not scrub it or mix cleaning products. Take one wide photo, one close-up and note what caused the mark, when it happened and what has already been applied. Then choose the affected room or stairs online to see current pricing and book the right treatment. If the mark looks like colour loss or fibre damage, we will explain that before unnecessary treatment.

Real Timelines by Home Size, Condition and Team

Professional cleaning team working in a residential interior. Editorial stock photo: Leronzo Cleaning Group

Quick answerA one-bedroom apartment may start at about three on-site hours. A two- or three-bedroom apartment with meaningful buildup often needs two cleaners for about four to five hours. A three- or four-bedroom house or townhouse commonly needs three cleaners for about four to five hours. These are planning ranges, not completion guarantees: priorities, buildup and selected extras determine the actual visit.

Deep cleaning time is not determined by bedroom count alone. The fastest way to plan accurately is to combine four facts: the property size, its current condition, the number of cleaners and the customer’s priority list. Leronzo offers both timed Deep Cleaning packages and a custom cleaning calculator, and those two booking methods answer different needs.

Deep Cleaning Time at a Glance

The ranges below reflect real operating experience in Toronto and the GTA. They describe elapsed time on site; the amount of labour is the team size multiplied by the visit length.

Property exampleTypical teamOn-site rangeMain variables
1-bedroom apartmentPackage-dependentFrom ~3 hBathrooms, kitchen, selected extras
2–3-bedroom apartmentUsually 2 cleaners~4–5 hBuildup, layout, personal items, priorities
3–4-bedroom house or townhouseUsually 3 cleaners~4–5 hBathrooms, stairs, basement, detailed fixtures
Strongly soiled full bathroom1 cleaner on the room~1–1.5 hSoap scum, mineral deposits, grout and fixtures

Important: “three cleaners for four hours” equals 12 person-hours of labour. More cleaners can reduce elapsed time, but the visit contains more total labour.

Figure 1. Estimated on-site time by property size and team. Planning ranges from Leronzo Cleaning; actual timing depends on scope and condition.

Why Two Similar Homes Can Need Different Timelines

Square footage is only the starting point. Deep cleaning becomes slower when residue must be loosened, agitated and removed in repeated passes, or when the team must work carefully around many objects and detailed surfaces.

  • Bathrooms: mineral deposits, soap scum, grout lines and layered residue can keep one cleaner in a full bathroom for about 60–90 minutes.
  • Kitchen: grease on the cooktop, backsplash and lower cabinet areas often takes more passes than routine dust or fingerprints.
  • Edges and details: baseboards, door frames, upper ledges, vent covers and decorative light fixtures require close handwork.
  • Access: cleaning inside a refrigerator, behind or beneath an appliance, or around many personal items adds handling time.
  • Layout: stairs, separate floors, a basement or long travel paths slow the movement of tools and supplies.

Timed Package or Custom Calculator: Which Estimate Is More Useful?

Timed package Choose a team and a visit length — for example, one cleaner for three hours or two cleaners for three hours. The team works through the agreed priorities during that window. The package buys a defined amount of labour; it does not promise that every room and optional task will be completed.

Custom calculator Choose exact rooms, zones and extras, such as a kitchen, bathroom, inside oven or inside refrigerator. The quote is built around the selected scope instead of a standard time package. This is useful when the customer wants a specific list completed rather than the broadest possible progress within a fixed visit.

For a broader explanation of service levels, see Basic vs General vs Deep Cleaning. If the main question is budgeting rather than timing, the Toronto house-cleaning cost guide explains how price changes with scope.

How Leronzo Structures a Multi-Level Deep Clean

A multi-level home is normally cleaned in a controlled sequence instead of sending cleaners to unrelated floors. The objective is to leave complete zones behind as the team moves, even if the customer has booked a limited amount of time.

  1. Confirm the priority rooms and any must-complete extras before work begins.
  2. Start with the upper-floor bathrooms and bedrooms, then complete dusting, vacuuming, ledges, doors and baseboards in that zone.
  3. Work downward through stairs and hallways rather than leaving multiple floors partially finished.
  4. Move into the main-floor kitchen and living areas after the upper zone is complete.
  5. Use any remaining time on lower-priority details that the customer has approved.

This sequence protects the customer’s priorities. If a three-hour visit ends before every optional task is reached, at least the completed floor or zone looks finished instead of the entire home looking half-done.

Real Toronto case study 4 bedrooms • 2 full bathrooms • 1 half bath • basement/game area • 3 cleaners • 4 hours on site • 12 person-hours

A Four-Hour Deep Cleaning Visit in a Toronto Townhouse

The customer booked a three-hour package and added one more hour. Three cleaners completed the visit in exactly four hours. The scope included four bedrooms, two full bathrooms, one half bath and a basement game area, plus dusting and vacuuming through the agreed zones.

The bathrooms were handled early because they carried the most time-sensitive detail work. Decorative vanity lights had visible dust on shaped glass elements, so the team used small detailing brushes instead of a quick wipe. The laundry-area space also needed focused dust and soil removal with brushes. These are small areas in square feet, but they are large time drivers.

With about 15 minutes remaining, the team wiped accessible first-floor window glass and patio-door glass. Full window-frame cleaning was not part of that add-on. This is a useful example of how a timed package works: the highest priorities are completed first, then the team uses remaining minutes on approved secondary items.

Elapsed Time Is Not the Same as Labour Time

A larger team can finish a property sooner on the clock, but the job contains more total labour. This is why team size matters when customers compare visit lengths.

Team configurationElapsed visitTotal labour
1 cleaner × 3 hours3 hours3 person-hours
2 cleaners × 3 hours3 hours6 person-hours
2 cleaners × 5 hours5 hours10 person-hours
3 cleaners × 4 hours4 hours12 person-hours

These examples show arithmetic, not package promises. The selected priorities and the condition of each area still control what can be completed.

How to Choose Enough Time

  • Use three hours as a starting point for a compact one-bedroom apartment when the priority list is focused.
  • Plan additional time when inside-appliance work, appliance movement or several detailed extras are important; one substantial extra can add roughly an hour.
  • For a two- or three-bedroom apartment with heavy bathroom or kitchen buildup, plan around two cleaners for four to five hours.
  • For a three- or four-bedroom house or townhouse, three cleaners for four to five hours is a practical planning range. A fourth cleaner may reduce elapsed time when speed matters.
  • Share the must-complete rooms before arrival. A shorter priority list produces a more predictable result than asking the team to touch every room briefly.

Customers can also review Deep Cleaning vs Regular Cleaning or use the preparation guide to reduce avoidable handling time before the team arrives: How to Prepare Your Toronto Home for Cleaning Pros.

Deep Cleaning Time: Frequently Asked Questions

Can a one-bedroom apartment be deep-cleaned in three hours?

Often, yes, when the priority list is focused and access is straightforward. Inside-appliance work, heavy bathroom buildup or many detailed extras may require more time.

How long does a two-bedroom apartment take?

A practical planning range is about four to five hours with two cleaners when the apartment has meaningful buildup. A maintained unit or narrower scope may take less.

Does adding cleaners always reduce the price?

No. More cleaners can reduce elapsed time, but total labour increases. Two cleaners for three hours provide six person-hours; three cleaners for four hours provide 12 person-hours.

Why can a bathroom take 60–90 minutes?

Mineral deposits, soap residue, grout, fixtures and detailed lighting may require pretreatment, brushing and repeated passes rather than one quick wipe.

Will a timed package finish the whole home?

Not automatically. It provides a defined team and time window. The team completes the confirmed priorities in order and continues while booked time remains.

When is the calculator better than a timed package?

Use the calculator when completion of specific rooms and extras matters more than a general time window. It creates the quote around the selected scope.

A pet accident does not make your home dirty, and it does not automatically mean the carpet must be replaced. What matters is how quickly the area was treated, how much liquid reached the lower layers, and whether the accident happened once or repeatedly in the same place.

Quick answerSometimes completely, often significantly, but not always. Fresh, localized urine limited to the carpet pile or backing has the best chance of full removal. Repeated or aged contamination can reach the underpad or subfloor, and urine can permanently alter dyes, fibres, or the bond between carpet layers. No responsible company should guarantee a 100% result before inspection.

If the smell disappears and then returns when the room feels humid, start with a pet stain and odour assessment rather than booking ordinary carpet cleaning and hoping for the best.

The most important distinction: the spot and the source are not the same thing

A yellow or brown mark is a visible symptom. The odour source may be wider than the mark and deeper than the carpet pile. A product can lighten the spot or add fragrance while leaving residue in the backing, cushion, or subfloor. That is why a carpet may look better immediately but smell again days later.

The Carpet and Rug Institute notes that urine chemistry varies with a pet’s diet, medications, age, health, sex, and reproductive cycle, and that some urine stains may not be removable. In other words, two accidents that look similar can respond differently.

Practical takeaway: judge success by the result after the area is fully dry, not by fragrance or appearance while the carpet is still damp.

Where pet urine can travel inside a carpet system

Wall-to-wall carpet is a layered system. A small fresh accident may remain near the surface; a larger or repeated accident can move through all four layers.

Carpet-system layerWhy it matters
1. Carpet pileThe visible fibres. Fresh liquid and visible discolouration appear here first.
2. Primary + secondary backingHolds the carpet construction together. Residue can spread beyond the visible edge, and repeated wetting can weaken the bond between layers.
3. Cushion or padAbsorbent material under the carpet. Repeated accidents can create a larger hidden reservoir.
4. SubfloorWood or concrete below the cushion. Severe or long-term contamination may require work beyond carpet cleaning.

Leronzo Cleaning | How urine can move from carpet pile into backing, underpad, and subfloor.

If treatment reaches only layer one while contamination sits in layers three or four, the surface may improve but the source remains. This is the main reason ordinary spot cleaning and pet-specific deep treatment should not be treated as the same service.

Why pet urine odour can return after the carpet seemed clean

The visible area was treated, but residue remained in the backing or cushion.

The actual affected area was larger than the visible stain.

A deodorizer masked the smell temporarily without removing the source.

Too much DIY product was applied and not fully rinsed or extracted.

Moisture or seasonal humidity made remaining residue noticeable again.

The carpet fibre changed colour permanently even though much of the contamination was removed.

A stronger fragrance is not a stronger result. The most credible process is source-focused: identify the likely spread, choose a fibre-safe treatment, allow the required contact time, extract or rinse appropriately, control moisture, and reassess after drying.

Leronzo Cleaning | Hidden carpet contamination needs a source-based assessment.

Research check: masking is not the same as removalA 2020 controlled laboratory study placed cat urine on carpet and plywood-type subflooring, tested four marketed products, and compared odour on day 0 and day 15. Several products masked potent odours initially, but most did not remove the odour that emerged by day 15. This does not rank every product or predict every home; it supports a practical rule: evaluate the source after drying and time, not only the smell immediately after application. Read the peer-reviewed study.

Fresh accident, old stain, or repeated marking: what changes?

SituationWhat is likely happeningRealistic next step
Fresh, small accidentMore may still be removable before it spreads deeply.Blot promptly, avoid heat, and arrange targeted treatment if odour remains.
Old, isolated stainThe fibre may be discoloured and dried residue may remain below the surface.Assess stain and odour separately; substantial improvement is possible, but colour restoration is not guaranteed.
Repeated marking areaContamination may be wider and deeper than the visible spots.Deep treatment and a wider inspection zone are usually appropriate; padding may need evaluation.

What to do immediately after a fresh accident

Blot; do not scrub. Use a clean white absorbent cloth or plain white paper towel and press from the outside toward the centre.

Remove as much liquid as possible. Change towels and repeat until very little transfers.

Avoid a household steam cleaner on the untreated urine spot. The Carpet and Rug Institute advises against heat for urine spots and recommends cool-water extraction for fresh spills.

Do not mix products. Bleach, ammonia, vinegar, peroxide, detergent, and enzyme products can react differently with fibres, dyes, and one another.

Keep the label or write down what you used. This helps the technician select the next treatment safely.

Arrange professional assessment if the area is large, the accident is old, the smell returns, or the same spot has been used repeatedly.

Important: first aid is intended to limit spread. It is not a substitute for deep treatment when liquid has reached the backing or cushion.

General Carpet Cleaning vs Deep Pet Urine Treatment at Leronzo

The cleanest way to prevent disappointment is to choose the service level by condition, not by the lowest headline price. Leronzo’s calculator separates maintained carpets from heavily used or contaminated carpets.

Decision pointGeneral CleaningDeep Cleaning / pet treatment
Best forNormal use, light-to-moderate dirt, dust, and everyday surface marks.Heavy dirt, deep stains, pet urine, strong odours, or long-term buildup.
Treatment intensityRegular professional carpet refresh.Extra pre-treatment, longer processing, and deep extraction or another method selected for the material.
Pet urine and strong odourNot the right selection.Included as a condition requiring targeted assessment and treatment.
Outside scopeSevere contamination and restoration.Certified biohazard work, extreme contamination, and fabric or structural restoration.

Use the Leronzo cleaning cost calculator to choose carpeted square footage or individual rooms and hallways. Select Deep when pet urine or strong odour is part of the condition so the booking reflects the work that may be required.

How professional pet urine treatment works

The exact method should change with the fibre, backing, age of the accident, affected area, and depth. A responsible workflow usually follows these stages:

1. Condition and fibre assessment. The technician reviews the carpet type, visible staining, odour pattern, previous products, and whether repeated accidents are likely.

2. Source mapping. The inspection area extends beyond the visible mark. UV tools may help locate possible residues, but IICRC guidance notes that previously treated areas may still fluoresce; fluorescence alone does not prove that urine remains.

3. Targeted pre-treatment. A material-appropriate treatment is applied to the affected zone. Leronzo’s published pet service may include enzyme-based urine neutralization.

4. Controlled contact time. The treatment needs enough time to work; rushing directly to extraction can reduce effectiveness.

5. Extraction or low-moisture rinse. The technician selects the method that can remove loosened residue while controlling moisture and protecting the carpet system.

6. Drying and final assessment. The area is checked again after treatment, and expectations are confirmed for any colour change, deeper-layer issue, or follow-up need.

Equipment and chemistry: why one setting does not fit every carpet

Leronzo selects equipment by the size and condition of the job. The Esteam E600 is a commercial floor extractor with a 150 PSI diaphragm pump and 6-gallon solution and recovery tanks. The compact heated Mytee 8070 Lite operates at 120 PSI and is useful for controlled spot, detail, and upholstery work. More pressure or more heat is not automatically better; fibre type, colourfastness, backing condition, and contamination depth determine the safe method.

The same rule applies to chemistry. Enzyme pre-sprays such as Esteam ATTACK and products from the Prochem line can be part of a urine-treatment process, but labels, pH, fibre compatibility, pretesting, contact time, rinsing, and recovery still matter. Leronzo does not use one chemical formula for every carpet.

Can the stain disappear while the odour remains—or the reverse?

Yes. Stain removal and odour-source removal are related but separate outcomes.

What you notice after dryingWhat it may mean
No visible stain and no odourThe treatment likely reached the affected material, but monitor the area through a normal humidity cycle.
Faint colour remains, no odourContamination may be removed while the fibre or dye has been permanently altered.
Carpet looks clean, odour returnsA deeper or wider source may remain in backing, cushion, or subfloor.
Odour improves but does not disappearThe affected area may be larger, repeated, or beyond cleaning-only scope; reassessment is appropriate.

When carpet cleaning may not be enough

The cushion is extensively saturated or deteriorated.

The subfloor holds odour and needs sealing, repair, or replacement by the appropriate trade.

Urine has permanently changed the carpet dye or weakened the fibre.

There is mould, hazardous waste, or extreme biological contamination requiring a qualified remediation provider.

The carpet or upholstery needs repair or restoration rather than cleaning.

This is not a reason to assume replacement is necessary. It is a reason to diagnose the depth before paying for repeated surface treatments. Leronzo’s published Deep Cleaning scope excludes certified biohazard work, extreme contamination, structural repairs, and material restoration.

What affects the cost of pet urine removal in Toronto?

A fair quote should reflect the carpeted area and the contamination, not just the number of bedrooms. The main price factors are:

carpeted square footage or the number and size of rooms, hallways, and stairs;

one isolated accident versus several repeated marking zones;

fresh surface contamination versus penetration into backing or cushion;

carpet fibre, construction, colourfastness, and access;

previous DIY products and the amount of residue already present;

whether furniture must be moved and whether condo parking or elevator coordination is required;

whether the work is carpet-only or combined with upholstery, mattress, or area-rug treatment.

Published Leronzo price context – not a pet-treatment quoteLeronzo’s August 9, 2026 carpet-cost guide lists General Carpet Cleaning from CAD $39 for a small room up to 90 sq ft, CAD $0.39 per actual carpeted sq ft, and a CAD $149 minimum service. At the square-foot baseline, 500 carpeted sq ft equals CAD $195 before cleaning level, stairs, furniture, pet treatment, parking, or other job-specific items. Pet urine work is priced after the affected area and condition are selected because one surface spot is not the same scope as repeated contamination through three or four layers. Figures are in Canadian dollars and before applicable Ontario HST of 13%, unless checkout states otherwise.

For standard room and square-foot pricing, see How Much Does Carpet Cleaning Cost in Toronto? 2026 Prices by Room and Square Foot. Pet urine and strong-odour treatment should be selected as Deep Cleaning and confirmed against the actual condition.

A two-minute photo checklist for a more accurate estimate

You do not need to write a long explanation. Send or prepare these details:

one wide photo showing the whole room and the location of the affected area;

one close photo of each visible spot, taken in natural light if possible;

the approximate carpeted area or room size;

whether the accident is fresh, old, or repeated;

whether the odour is constant or stronger when the room is humid;

the names of any products already applied;

your building type, parking situation, and service location in Toronto or the GTA.

Why this helps: accurate information reduces the chance of choosing General when the job needs Deep, and it lets the team arrive with the right time, treatment plan, and equipment.

What real before-and-after photos can—and cannot—prove

Before-and-after images are useful evidence of workmanship and visible improvement, but they cannot prove odour removal. Odour must be assessed after drying, and a photograph cannot show what remains in the cushion or subfloor.

Leronzo Cleaning | Real carpet before and after extraction. Visible improvement does not by itself prove that deeper underpad or subfloor contamination is gone.

That distinction matters. A trustworthy company should use photos to show process and visible results, while explaining separately what was assessed, treated, and verified.

Frequently asked questions

Can old pet urine be removed from carpet?

Often it can be substantially improved or eliminated, but age increases the chance of permanent colour change and deeper penetration. The Carpet and Rug Institute states that some urine stains may not be removable, so inspection should come before a guarantee.

Is cat urine harder to remove than dog urine?

Cat urine is often noticed for a stronger persistent odour, but the outcome still depends on volume, age, health and diet of the pet, repetition, carpet construction, and depth. Species alone does not predict the result.

Will regular carpet cleaning remove the urine smell?

It may help a small, fresh, surface-level accident. If residue has reached the backing or cushion, ordinary cleaning may improve the surface without reaching the source. In that situation, choose pet stain and odour removal or Deep Cleaning rather than General Cleaning.

Why can the smell seem stronger immediately after cleaning?

Moisture can temporarily make residual odour more noticeable. The meaningful check is after controlled drying. If the smell remains or returns after the carpet is dry, a deeper or wider source may still need treatment.

Does a UV light prove that urine is still in the carpet?

No. UV screening can help map possible residues, but IICRC consumer guidance notes that treated areas may continue to fluoresce. A UV response is one inspection clue, not proof by itself that cleaning failed.

Do I need to replace the carpet padding?

Not automatically. Replacement becomes more likely when repeated or extensive contamination has saturated the cushion and cannot be adequately treated and extracted. The carpet should be assessed before that decision is made.

Are the treatments safe for children and pets?

The method and product must match the material and be used according to label directions. Leronzo states that its pet-odour service uses pet- and child-safe solutions and that treated areas are safe to re-enter once dry. Keep people and pets away during treatment and follow the technician’s drying instructions.

How long will the carpet take to dry?

Leronzo lists four to six hours as a typical range under normal conditions for carpet cleaning, but localized deep treatment, weather, airflow, pile density, and cushion moisture can extend that time. Do not judge odour or replace furniture until the area is fully dry.

How much does pet urine treatment cost in Toronto?

There is no responsible one-price answer before the area and depth are known. Leronzo’s published General baseline starts at CAD $39 for a small room up to 90 sq ft, CAD $0.39 per actual carpeted sq ft, with a CAD $149 minimum service. Pet urine and strong odour require the Deep condition and a scope based on affected zones. Use the live calculator for the current booking price.

Is treatment different for an area rug?

Yes. Fibre, dyes, backing, construction, and whether the rug can be safely moved or washed can change the method. For a rug-specific overview, read Best Ways to Eliminate Pet Odors and Stains from Rugs.

Can pet urine permanently damage carpet?

Yes. Urine can alter dyes, create colour loss, or contribute to fibre and backing damage. Cleaning can remove contamination without reversing permanent material damage; that is the difference between cleaning and restoration.

What if the contamination is extreme or considered a biohazard?

Certified biohazard remediation and extreme biological contamination are outside Leronzo’s standard carpet-cleaning scope. The right next step is a qualified remediation provider, not a stronger consumer carpet product.

Quick Answer

Yes. Carpets can be professionally cleaned in a Toronto high-rise condo using commercial portable extraction equipment brought directly into the unit. The floor number is usually less important than building access, elevator rules, parking, carpet condition and airflow. Confirming those details before the appointment helps the service run smoothly and supports more predictable drying.

High-Rise Carpet Cleaning at a Glance

QuestionShort answer
Can carpet be cleaned above the 30th floor?Yes, when equipment can be transported through the building safely.
Is a truck-mounted machine required?No. Commercial portable hot-water extraction can operate inside the unit.
Does the service elevator need to be booked?It depends on the building’s contractor and elevator rules.
Are open windows required?Not necessarily. HVAC, airflow and air movers can support drying.
How long does carpet usually take to dry?Often about 4–6 hours under normal conditions; material, humidity and treatment can extend the time.
What affects the price?Space type and size, condition, stains, odours, access and selected extras.

Toronto condo towers create a different cleaning environment from detached homes. The main challenge is rarely the height of the building itself. It is getting the appropriate equipment from the vehicle to the unit, following the property’s access rules and managing drying where windows may not open fully.

Professional high-rise carpet cleaning does not require hoses to be stretched from a truck parked dozens of floors below. Commercial portable equipment can be taken through the lobby or service elevator and operated inside the unit.

What Makes Carpet Cleaning in a High-Rise Different?

Building access

Some condominiums allow service providers through the main lobby. Others require a loading area, service entrance or designated elevator. Confirming the correct route before the appointment helps prevent delays and avoids moving equipment through restricted areas.

Elevator rules

A service elevator may need to be reserved for a specific time. Some properties also require elevator pads, contractor registration or proof of insurance. These rules are set by the condominium corporation or property manager and are not identical across Toronto.

Parking and unloading

Downtown street parking may be limited, and underground garages can have height restrictions. Visitor parking, loading access and the distance from the vehicle to the elevator should be shared before the appointment.

Suggested alt text: Carpet cleaning technician transporting a portable extractor from a protected service elevator into a high-rise condo hallway.

Can Professional Carpet Cleaning Be Done Without a Truckmount?

Yes. Carpet cleaning without a truck-mounted machine is possible when commercial portable extraction equipment is appropriate for the property and carpet condition. Leronzo provides professional carpet cleaning in Toronto and the GTA using truck-mounted or commercial portable equipment according to the property, access and confirmed service requirements.

A portable extractor is brought into the building and operated close to the carpeted area. It applies a controlled cleaning solution and then extracts suspended soil, residue and excess moisture from the fibres.

The result depends on more than the size of the machine. Important factors include:

  • carpet fibre, pile and backing;
  • dry-soil removal before wet cleaning;
  • stain-specific pre-treatment;
  • controlled water temperature and pressure;
  • agitation where appropriate;
  • extraction power and moisture-recovery passes;
  • the technician’s assessment of the carpet.

General or Deep: Which Carpet Cleaning Level Fits?

The Leronzo calculator uses two practical condition levels for carpet and upholstery cleaning. This keeps the choice clear: General for maintained carpets with normal use, and Deep for heavily used or neglected carpets that need additional treatment.

ConditionGeneralDeep
Everyday dust and normal useBest fitAvailable, but may be more service than needed
Light to moderate surface marksBest fitFor broader buildup or added treatment
Heavy traffic lanes or long-term buildupMay not be sufficientBest fit

How High-Rise Condo Carpet Cleaning Works

Leronzo Cleaning — Six stages from building access to controlled drying.

Suggested alt text: Six-step diagram showing access confirmation, inspection, dry-soil removal, pre-treatment, extraction and controlled carpet drying.

1. Confirm access and scope

The customer provides the address, unit and floor number, parking instructions, elevator information, carpeted spaces, visible stains and any pet-related concerns.

2. Inspect the carpet

The technician assesses fibre, pile, backing, condition and visible problem areas. This helps confirm whether General or Deep matches the actual condition.

3. Remove loose dry soil

Accessible carpeted areas are vacuumed as needed before wet treatment. Removing loose particles lets the cleaning stage focus on bonded soil and residue.

4. Pre-treat problem areas

Traffic lanes and visible spots receive treatment appropriate to the fibre and the type of residue. Pet urine, food, grease and tracked-in soil do not always respond to the same product.

5. Rinse and extract

The extractor applies controlled moisture, loosens residue and recovers soil, treatment solution and excess water. Additional moisture-recovery passes help reduce drying time.

6. Set up drying conditions

The technician reviews airflow, HVAC and room access. Low-profile air movers can be positioned across the carpet when faster or more even air movement is needed.

How Long Does Carpet Take to Dry in a Condo?

Under normal conditions, professionally extracted carpet may take approximately 4–6 hours to dry. This is a planning estimate, not a universal guarantee. Dense pile, carpet backing, indoor humidity, treatment intensity and the amount of recovered moisture can extend the time.

Open windows are not always required. In humid weather, outdoor air may not improve drying. Air conditioning, heating, mechanical ventilation, interior airflow and professional air movers can help moisture leave the carpet more evenly.

Leronzo Cleaning — Low-profile air movers support even carpet drying inside a high-rise condo.

Suggested alt text: Three blue low-profile air movers drying a freshly cleaned beige carpet in a Toronto high-rise condo.

After-care steps:

  • keep the HVAC system at a comfortable indoor setting;
  • use fans or air movers when advised;
  • keep interior doors open where practical;
  • limit unnecessary walking on damp carpet;
  • wear clean socks or indoor footwear if the room must be entered;
  • wait until the carpet is dry before returning heavy furniture;
  • avoid placing metal furniture legs directly on damp fibres.

What Should You Confirm With Your Condo Before Booking?

Building questionWhy it matters
Do contractors need to be registered?The cleaner may need to be added to the building’s access list.
Is the service elevator required?Equipment may not be permitted in passenger elevators.
Does the elevator need to be reserved?A scheduled transport window may be required.
Where can the vehicle park and unload?Parking distance affects equipment transport and arrival planning.
Are elevator pads required?Building staff may need time to install them.
Is proof of insurance requested?Some properties ask service providers for documentation.
Are there restricted service hours?Equipment transport may only be allowed during set periods.
Are protective floor coverings required?The crew may need to follow a designated route through common areas.

What Information Does the Cleaning Team Need?

  • full address and unit number;
  • floor number;
  • parking or loading instructions;
  • passenger or service-elevator access;
  • number and approximate size of carpeted rooms;
  • carpeted hallways, stairs or walk-in closets;
  • visible stains and high-traffic areas;
  • pet urine or odour concerns;
  • furniture that limits access;
  • preferred appointment time within the building’s service hours.

If the home also needs kitchens, bathrooms, floors and other living areas cleaned, carpet service can be coordinated with condo and apartment cleaning. The two services have different equipment and scopes, so both should be selected during booking.

What Affects the Final Carpet Cleaning Price?

Actual carpeted area

Pricing should reflect the carpet being cleaned, not the condo’s total square footage. Hardwood, tile and other non-carpeted sections should not be included.

Room and hallway size

A compact bedroom, large primary bedroom, open living room and long hallway represent different amounts of material and cleaning time.

General or Deep condition

Maintained carpet with everyday soil is priced differently from carpet requiring extra pre-treatment, stain work, odour treatment or deeper extraction.

Furniture and accessibility

The amount of accessible carpet matters. Small movable items are different from beds, sectionals, antiques or built-in furniture.

Building logistics

Parking distance, elevator access and restricted service windows can affect scheduling and transport planning.

For a separate explanation of room-based and area-based estimates, see the Toronto carpet cleaning cost guide.

How Often Should Condo Carpets Be Professionally Cleaned?

According to the Carpet and Rug Institute’s cleaning and maintenance guidance, carpets should generally be professionally deep cleaned every 12–18 months. Homeowners should also check the carpet manufacturer’s warranty, as specific requirements may vary. This interval is a general benchmark rather than a fixed schedule for every condo.

A unit may need cleaning sooner when it has:

  • pets or recurring pet accidents;
  • children or frequent visitors;
  • heavy entryway traffic;
  • light-coloured carpet;
  • recurring spills or visible traffic lanes;
  • an upcoming move, inspection or listing.

When Standard Carpet Cleaning May Not Be the Right Service

Professional carpet cleaning addresses soil, residue, many stains and certain odour concerns. It is not a replacement for structural restoration or environmental remediation.

A different assessment may be required for:

  • active flooding or standing water;
  • suspected mould growth;
  • sewage or hazardous contamination;
  • severely damaged underpad or subflooring;
  • loose or separated carpet backing;
  • burns, tears or permanent fibre deterioration;
  • moisture entering from the building structure.

The IICRC standards treat professional textile-floor cleaning, water-damage restoration and mould remediation as separate areas of practice. Choosing the correct service category helps avoid using a routine cleaning appointment for a restoration problem.

Carpet Cleaning Across Toronto and the GTA

Leronzo Cleaning provides residential carpet cleaning for condos, apartments and houses across Toronto and surrounding communities. Coverage includes Downtown Toronto, North York, Scarborough, Etobicoke, Mississauga, Vaughan, Markham, Richmond Hill and other locations listed in the Toronto and GTA service areas.

Building access should still be confirmed for every appointment. Two condominiums on the same street can have different parking, elevator and contractor requirements.

Frequently Asked Questions

Can carpet cleaning be done in a high-rise condo?

Yes. Commercial portable extraction equipment can be transported into the building and operated inside the unit. Building access, elevator rules and parking should be confirmed before the appointment.

Can you clean carpet above the 30th floor?

Yes. Floor height alone does not prevent carpet cleaning when the equipment can be moved safely to the unit and the required access and utilities are available.

Do carpet cleaners need the service elevator booked?

It depends on the condominium. Some properties require a reservation, while others allow equipment in a passenger elevator. Ask management or concierge before booking.

Can professional carpet cleaning be done without a truck-mounted machine?

Yes. Commercial portable hot-water extraction equipment is intended for locations where a truck-mounted system cannot be connected directly to the cleaning area.

Is portable equipment the same as a rental machine?

No. Professional portable extractors differ from typical consumer rental machines in configuration, extraction capability and operating process. Technician assessment and moisture control also affect the result.

Can carpet dry without open windows?

Yes. HVAC and indoor air movement can support drying when windows cannot be opened. Temperature, humidity, carpet construction and treatment intensity still affect total drying time.

How long will the carpet take to dry?

Approximately 4–6 hours is common under normal conditions, but some carpets or treated areas may take longer. Heavy furniture should not be returned until the carpet is dry.

Can pet stains and odours be treated in a condo?

Yes, under the Deep condition level, but the expected result depends on how far contamination has travelled into the carpet, backing and underpad. Complete removal should not be assumed without inspection.

Why the size of your home is not the same as the amount of carpet you need cleaned.

A 1,000 sq. ft. condo does not automatically contain 1,000 sq. ft. of carpet. If only the bedrooms and hallway are carpeted, entering the full size of the home can overstate the job before anyone arrives.

That is why carpet cleaning prices are commonly calculated in one of two ways: by the actual carpeted square footage or by the individual rooms and hallways being cleaned. Both methods can be accurate. The better choice is the one that describes your carpeted space most clearly.

This guide uses Leronzo’s current Toronto and GTA carpet cleaning prices and shows how to calculate the cost without confusing total home size with cleanable carpet area.

Quick Answer: Carpet Cleaning Prices in Toronto

Current starting pointLeronzo General Carpet Cleaning starts at CAD $39 for a small room up to 90 sq. ft. or CAD $0.39 per actual carpeted square foot. The minimum service is $149. Deep Cleaning uses a higher level based on carpet condition and selected treatments; the calculator shows the current total before booking.

Prices below are in Canadian dollars and reflect the one-time General Cleaning selections shown in the Leronzo calculator on August 9, 2026. Recurring frequency, Deep Cleaning, stairs, upholstery, and other selected items can change the total. The online calculator remains the source for the current booking price.

Pricing methodCurrent General priceBest when
By carpeted area$0.39 per sq. ft.You know or can measure the carpeted area
By roomFrom $39 per roomOnly selected rooms or hallways need cleaning
Minimum service$149Small jobs below the service minimum

Per Room or Per Square Foot: Which Should You Use?

Use square-foot pricing when most of the property is carpeted, the layout is open, or you already know the measured carpet area. Use room pricing when the home has a mix of hard flooring and carpet, when only a few rooms need service, or when measuring is inconvenient.

The key rule is simple: enter only the carpet you want cleaned. Do not enter the total size of the house or condo unless every part of that area is carpeted and included in the job.

Choose by square foot when:

The whole basement or most of a floor is carpeted.

You have an open-plan area that does not fit standard room categories.

You can measure the carpeted sections accurately.

Choose by rooms and hallways when:

Only bedrooms, a living room, or a hallway are carpeted.

The property combines carpet with hardwood, laminate, vinyl, or tile.

You want to select specific spaces instead of the entire property.

The common 1,000-sq.-ft. mistakeIf a 1,010-sq.-ft. condo is fully carpeted, General Cleaning at $0.39 per sq. ft. is $393.90. If the same condo has only 600 sq. ft. of carpet, the area-based price is $234.00. The home size did not change; the cleanable carpet area did.

Current General Carpet Cleaning Prices by Room

Room pricing is not one flat number for every space. A compact bedroom and a large family room require different amounts of treatment, extraction time, and equipment movement. Leronzo separates bedrooms, hallways, and living rooms by size.

Bedrooms and other standard rooms

Room sizeCarpeted areaGeneral price

A realistic room-by-room example

Suppose a Toronto condo has two medium carpeted bedrooms, one medium carpeted living room, and a small carpeted hallway. The General Cleaning calculation is:

Two medium bedrooms: 2 x $49.40 = $98.80

One medium living room: $58.50

One small hallway: $26.00

Calculated total$98.80 + $58.50 + $26.00 = CAD $183.30.

This example is more accurate than entering the condo’s full square footage when the kitchen, bathrooms, and entry are hard flooring.

How Recurring Frequency Changes the Price

The current calculator offers lower pricing for scheduled carpet maintenance. The reduction applies to the selected service total and is shown before booking.

One-timeNone$393.90
Every month15%$334.82

These examples use the same $393.90 General Cleaning base. Your result will differ if the carpeted area, room selection, cleaning level, stairs, or additional fabric items change.

General vs. Deep Carpet Cleaning

Area alone does not describe the amount of work. Two identical rooms can require different preparation and treatment when one has routine dust and the other has urine, strong odour, traffic lanes, or set-in residue.

General CleaningDeep Cleaning
Light to moderate dirtHeavy dirt and high-traffic areas
Everyday dust and buildupExtra pre-treatment
Common surface marksDeeper extraction cleaning
Maintained carpetsPet urine treatment and strong odour removal
Regular professional refreshTreatment for paint, wax, gum, rust, or dye stains

Deep Cleaning does not include biohazard or extreme contamination, and it is not carpet repair or fibre restoration. Burns, torn backing, permanent colour loss, delamination, and other physical damage require a restoration or flooring specialist rather than more cleaning.

An honest stain ruleStain treatment means the technician uses an appropriate process for the contaminant and carpet fibre. It does not mean every mark can be guaranteed to disappear. Urine, dye, bleach, heat, previous chemicals, and long-term contamination can permanently change carpet colour or reach the pad and subfloor.Learn about pet stain and odour treatment

Real before-and-after result: visible traffic soiling is reduced and the carpet appearance is more even after extraction cleaning.

What Can Change the Final Carpet Cleaning Price?

Actual carpeted area. The calculator needs the area being cleaned, not the property’s total advertised square footage.

Room category and size. Living rooms are priced separately from bedrooms and hallways because open layouts and larger traffic zones require more work.

General or Deep condition. Heavy soil, pet urine, strong odours, or difficult staining can require extra pre-treatment and a different service level.

Stairs. Stair treads are selected separately because each step must be treated and extracted individually.

Carpet construction and existing damage. Pile, fibre, backing, colour stability, wear, and earlier DIY products can affect the safest cleaning approach and the result that is realistically possible.

Other fabric items. Sofas, mattresses, chairs, and cushions are separate selections. They should not be assumed to be included in a carpet price.

Maintenance frequency. Monthly, three-month, and six-month options currently reduce the selected service total.

What Is Included in Professional Extraction Cleaning?

A professional visit is more than running a wet vacuum over the visible surface. The exact sequence is adjusted to the carpet, but a properly structured job normally includes the following stages.

Pre-inspection. The technician checks the fibre, pile, backing, traffic lanes, stains, odour sources, colour changes, and visible damage before choosing a treatment.

Dry-soil removal and preparation. Loose debris is removed where required, and the cleaning area is prepared so moisture is not used to turn dry soil into residue.

Targeted pre-treatment. Products are selected for the soil type and carpet condition. Deep jobs may require additional treatment and dwell time.

Rinsing and extraction. Commercial extraction equipment rinses the fibres and recovers suspended soil, treatment residue, and excess moisture in controlled passes.

Spot and odour treatment. Selected problem areas receive additional attention based on the booked cleaning level and what the inspection finds.

Final inspection. The cleaned areas are checked, realistic limitations are explained, and drying guidance is provided.

What the Before-and-After Photos Really Prove

Real job photos are useful because they show the type of equipment, the working process, and the visible change in an actual home. They are stronger than a stock image of a perfect carpet that was never cleaned by the company.

They still need to be read honestly. Lighting, camera angle, wet fibres, and pile direction can make a carpet appear lighter or darker. A responsible comparison looks for reduced traffic soil, fewer visible marks, more even texture, and a cleaner transition between high-use and low-use areas rather than relying on colour alone.

Carpet, Area Rugs, and Upholstery Are Not the Same Quote

Installed wall-to-wall carpet is priced by carpeted area or selected spaces. A loose area rug is a separate item because its backing, dye stability, fringe, fibre, and construction may require a different test and cleaning method. A sofa or mattress is also priced separately by item and size.

If the same visit includes furniture, add it through the calculator or review the separate upholstery cleaning and mattress cleaning services before comparing totals.

Screenshot

Area-rug cleaning is assessed separately from installed carpet because construction and backing can differ.

How to Measure Carpeted Square Footage

You do not need an architectural floor plan. A tape measure and a room-by-room note are usually enough.

Measure length and width in feet. For a rectangular room, multiply length by width. A 12 ft. x 10 ft. bedroom contains 120 sq. ft.

Split irregular layouts into rectangles. Calculate each section separately, then add the results.

Exclude hard flooring. Do not count tile, hardwood, laminate, vinyl, bathrooms, or kitchens unless those areas actually contain carpet and are being cleaned.

Add carpeted hallways and closets. Include only the ones you want serviced.

Keep stairs separate. Enter the number of steps in the staircase field instead of converting them into floor square footage.

If measuring is inconvenient, choose the room-and-hallway option. The purpose is not to find the lowest number; it is to describe the job accurately so the price and scheduled work match.

How to Compare Carpet Cleaning Quotes Without Being Misled

A headline such as ‘$39 per room’ is only useful when the room definition, minimum service, and treatment level are clear. Before comparing two companies, ask the same questions about both quotes.

What is the maximum square footage allowed for one room?

Is there a minimum service charge?

Are hallways, stairs, and closets included or separate?

Does the quote cover General Cleaning or treatment for heavy soil, urine, and odour?

Are stain treatments included, optional, or priced after inspection?

Are professional equipment and cleaning products included?

Can the price change on arrival, and under what specific condition?

Does the total shown at checkout include every selected item and applicable charge?

Comparing scope first prevents a low advertised price from becoming a larger invoice after the technician arrives. Leronzo’s calculator lets you select the condition, spaces, stairs, and furniture before confirming the booking.

How to Prepare for Carpet Cleaning

Remove toys, clothing, cables, small decor, and fragile items from the carpet.

Vacuum loose debris if your booking instructions request it.

Tell the technician what caused known stains and what products were previously used.

Point out pet-accident areas even when the marks are no longer visible.

Arrange parking, concierge access, elevators, or entry codes before the appointment.

Keep children and pets away from equipment, hoses, and damp carpet during the visit.

For a fresh spill before the appointment, the Carpet and Rug Institute recommends blotting rather than scrubbing, because aggressive rubbing can damage texture and spread the spot.

Frequently Asked Questions

How much does carpet cleaning cost per room in Toronto?

Current Leronzo General Cleaning prices start at $39 for a small room up to 90 sq. ft. Medium rooms are $49.40, large rooms are $59.80, and X-Large rooms are $91. The minimum service is $149.

How much is carpet cleaning per square foot?

Current one-time General Cleaning is $0.39 per actual carpeted square foot. For example, 500 carpeted sq. ft. is $195 before any different cleaning level, stairs, furniture, or frequency selection.

Is a 1,000-sq.-ft. condo charged as 1,000 sq. ft.?

Only when the full 1,000 sq. ft. is carpeted and included. If just 600 sq. ft. is carpeted, enter 600 sq. ft. or select the individual rooms.

Why is there a $149 minimum service?

A professional extraction visit requires travel, equipment setup, treatment preparation, cleaning, recovery, and cleanup even when only one small area is selected. The minimum covers that service visit.

When should I choose Deep Cleaning instead of General?

Choose Deep for heavy soil, strong traffic lanes, pet urine, strong odours, deep staining, or long-neglected carpet. Select Deep in the calculator to see the current total before booking.

Are stairs included in the room price?

No. Stair treads are entered separately because they require individual treatment and extraction.

Can every stain and odour be removed?

No company can responsibly guarantee every result before inspection. Cleaning can remove many spots and reduce or eliminate many odours, but permanent dye change, fibre damage, contamination in the pad or subfloor, and previous chemical damage may remain.

How long does carpet take to dry?

Drying time varies with fibre, pile, treatment level, indoor humidity, temperature, airflow, and how much moisture the carpet required. Keep air moving, follow the technician’s instructions, and avoid replacing furniture or allowing heavy traffic until the carpet is sufficiently dry.

Current prices, the six factors that change a quote, and the simplest way to choose between a timed package and a custom cleaning scope.

A Leronzo cleaner working on shower tile in a Toronto-area home.

You search “house cleaning Toronto,” get ten different websites, and see prices anywhere from $80 to $400 for what sounds like the same service. No explanation. No breakdown. Just a number and a Book Now button. That range isn’t random — and understanding what drives it saves you from overpaying or booking the wrong thing entirely. It is a price for the time, team, cleaning level, and specific work the home requires.

That distinction matters. A regularly maintained three-bedroom home may fit comfortably into a timed maintenance visit. A three-bedroom home with built-up kitchen grease, soap scale, pet hair, baseboards, and inside-appliance work is a different project—even though the floor plan has not changed.

Quick answer: As of August 2026, Leronzo’s published Basic house-cleaning packages start at CAD $117 for a 1–2-bedroom home with one cleaner for three hours. A three-bedroom package is CAD $239 with two cleaners for three hours, and a 4–5-bedroom package is CAD $359 with three cleaners for three hours. For General or Deep Cleaning, use the custom cleaning calculator to select the rooms, condition, and extras and see the price before booking. Prices can change, so the live booking page is always the final reference.

Current Leronzo House Cleaning Prices in Toronto & the GTA

Leronzo currently offers two practical ways to book: a three-hour Basic House Cleaning package or a custom General/Deep Cleaning quote built around a selected scope.

Home sizeTeamScheduled visitPublished package price
1–2 bedrooms1 cleaner3 hoursCAD $117
3 bedrooms2 cleaners3 hoursCAD $239
4–5 bedrooms3 cleaners3 hoursCAD $359
Important: a timed package buys active cleaning timeThe team follows your priorities during the scheduled three-hour visit. The package does not promise that every room and every task will be completed in every home. If more time is needed, it should be added only after the availability and price are confirmed with you.

Why Two Similar Homes Can Have Different Cleaning Prices

Bedroom count is useful for choosing a starting package, but it is only one part of the estimate. These six factors usually have a larger effect on the final scope.

1. Current conditionLight dust and routine wiping take less time than baked-on grease, limescale, neglected corners, or heavy pet hair.2. Cleaning levelBasic maintains an already clean home. General handles normal buildup. Deep Cleaning targets heavier or long-neglected buildup.
3. Kitchens and bathroomsWet areas and cooking surfaces are labour-intensive. Two full bathrooms can matter more than an extra bedroom.4. Access and layoutMultiple floors, crowded surfaces, limited parking, or difficult access can reduce the time available for hands-on cleaning.
5. FrequencyA home cleaned every one or two weeks is usually faster to maintain than the same home cleaned only after buildup becomes visible.6. ExtrasInside ovens, refrigerators, cabinets, walls, interior windows, and specialty services should be priced separately when they are not in the base scope.

Hourly, Fixed-Price, or Scope-Based: Which Format Is Better?

The cheapest-looking hourly rate is not always the lowest final bill. The most useful comparison is what you are actually buying and what happens if the home needs more work than expected.

Pricing formatWhat you buyBest whenWhat to confirm
HourlyCleaner timeThe scope is uncertain or you need a short priority listMinimum hours, team size, supplies, and approval for overtime
Timed packageA team for a set visitYou want a controlled budget and can rank prioritiesWhat can realistically fit within the booked time
Scope-based quoteSelected rooms, cleaning level, and extrasYou want defined tasks or a more detailed cleanCondition assumptions, exclusions, and change rules

Leronzo’s timed packages are designed for budget control: you know the team size and scheduled visit before the appointment. The custom calculator is designed for scope control: you select the exact rooms, General or Deep Cleaning, and optional tasks. Neither format is automatically “better.” The right choice depends on whether your priority is a fixed block of time or a defined set of work.

Basic vs General vs Deep Cleaning

Choosing the correct cleaning level is one of the easiest ways to avoid disappointment. For a room-by-room comparison, see Basic vs General vs Deep Cleaning: What’s the Difference?

Basic Cleaning

Best for a home that is already in good condition and cleaned regularly—often every one or two weeks. The focus is maintenance: accessible dusting and wiping, vacuuming, mopping, kitchen exteriors, and routine bathroom cleaning.

General Cleaning

Best for a normally lived-in home with visible everyday dust, light kitchen grease, and bathroom buildup. General Cleaning is more detailed than maintenance cleaning and is a common fit for homes cleaned approximately once a month.

Deep Cleaning

Best for heavier buildup, neglected edges and baseboards, stubborn grease or limescale, move-in/move-out conditions, and some post-renovation situations. The condition must match the selected level; if it does not, the scope and price may need to be adjusted before work continues.

Condition changes the workload: cooked-on residue needs more detailed treatment than routine wiping.

Which Add-Ons Commonly Increase the Price?

Many price surprises come from tasks that customers assume are included in regular cleaning. Inside appliances, inside cabinets, walls, and window work are commonly treated as separate add-ons because each one adds a measurable block of labour.

Common add-onGeneral conditionDeep condition
Inside refrigeratorCAD $50CAD $80
Inside ovenCAD $45CAD $70
Inside kitchen cabinet (each)CAD $10CAD $15
Range hoodCAD $40CAD $60

These are published calculator prices checked in August 2026. Select only the tasks you actually need and confirm the live total before booking. Exterior windows, pressure washing, carpet extraction, and other specialty work may require a separate service rather than a standard house-cleaning add-on.

Specialty work such as exterior window cleaning may be priced separately from routine house cleaning.

A Simple Toronto Pricing Example

Example: a three-bedroom homeThe home is maintained but the kitchen, two bathrooms, and floors need the most attention. A CAD $239 timed package provides two cleaners for three hours. The homeowner can rank the kitchen and bathrooms first, followed by floors and accessible dusting. If the goal instead includes every selected room plus the inside oven, refrigerator, and cabinets, the custom calculator is the clearer choice because the booking is built around the selected scope.

Notice what this example does not promise: it does not assume that every possible task will fit into three hours. It connects the price to the booking format, priorities, and condition. That is the comparison a useful quote should make clear.

How to Keep Your Cleaning Cost Predictable

  • Choose the level that matches the home today—not the level you hope it will fit. Under-selecting often creates a change at the door.
  • Write down your top three priorities. A timed visit is most effective when the team knows what must be completed first.
  • Clear counters, floors, and bathroom vanities of personal items. Less organizing means more booked time goes to cleaning.
  • Add inside-appliance or cabinet work in advance. A clear scope is easier to price and schedule than a last-minute request.
  • Maintain the home before buildup becomes a reset project. Regular care is usually easier to budget than repeated Deep Cleaning.
  • Compare the final checkout total—not only an hourly headline. Check team size, minimum time, supplies, extras, parking, taxes, and overtime approval.

Does the Price Include HST?

Do not assume that every cleaning quote handles tax the same way. GST/HST treatment depends on the provider’s registration status. The Canada Revenue Agency explains when businesses must register and begin charging GST/HST. For a fair comparison, ask whether the number you see is the final amount due and use the booking summary—not an informal estimate—as your reference.

What a Clear Cleaning Quote Should Tell You

The cleaning level: Basic, General, Deep, move-in/move-out, or another specialized service.

Whether you are buying cleaner time or a defined list of rooms and tasks.

How many cleaners will arrive and how long the scheduled visit lasts.

Which supplies and equipment are included.

Which tasks are excluded or priced as extras.

A clear scope makes the expected result easier to understand before the visit.

Frequently Asked Questions

How much is a three-bedroom house-cleaning package?

The current published Leronzo package is CAD $239 for two cleaners and a scheduled three-hour visit. It is a timed priority-based package, not a promise that every possible task in every three-bedroom home will be completed.

Do cleaners bring supplies?

Leronzo’s current house-cleaning package information states that supplies are included. If you have a delicate surface, allergy, pet concern, or preferred product, add that information before the appointment.

Are the inside oven and refrigerator included?

Not in the standard maintenance scope. They are optional add-ons and should be selected in advance so the required time and price are clear.

When should I choose Deep Cleaning?

Choose Deep Cleaning when there is heavy grease, limescale, long-neglected dust, detailed baseboard or edge work, move-in/move-out conditions, or comparable buildup. If the home is regularly maintained, Basic or General Cleaning may be a better fit.

Is move-out cleaning the same as regular cleaning?

No. An empty-home move-out project often includes more detailed surfaces and optional inside-appliance or cabinet work. See the Toronto Move-Out Cleaning Guide before choosing the scope.

Does Leronzo serve areas outside Toronto?

Yes. Leronzo serves Toronto and communities across the Greater Toronto Area. Check the Service Areas page for the current coverage list.

The Best Price Is the One You Can Understand Before the Team Arrives

A useful cleaning price is not simply a low number. It tells you what is included, what is not, how condition affects the work, and what happens if more time is needed. That clarity protects your budget and gives the cleaners a realistic plan.

If your home is maintained and you want to control the visit length, choose the matching timed package and set priorities. If you need General or Deep Cleaning with selected rooms and extras, build the scope first and review the total before you confirm.

See your price before you bookChoose your home type, cleaning level, rooms, and optional extras in the Leronzo Cleaning Cost Calculator. Or review the House Cleaning packages and checklist to compare the current timed options.

House Cleaning Prices Across Toronto & the GTA

The same pricing logic applies across our entire service area: the city name alone does not determine the cost of house cleaning. The final price depends on the size and current condition of the property, the number of kitchens and bathrooms, the required cleaning level, selected extras, and access details such as elevators or parking.

In Downtown Toronto, North York, Scarborough, and Etobicoke, many bookings involve condos and apartments, where building access and cleaning priorities can affect how the visit is planned. In Mississauga, Brampton, Markham, Richmond Hill, Oakville, and Burlington, larger houses and townhomes may require a bigger team, multiple-floor planning, or a scope-based General or Deep Cleaning quote.

Leronzo also provides house cleaning in Durham Region, including Ajax, Pickering, Whitby, and Oshawa. Our package structure and online calculator work the same way across Toronto and the GTA: choose a timed package when you want to control the duration of the visit, or build a custom scope when specific rooms and additional services must be included.

View all house cleaning service areas to confirm current coverage before booking.

If you’ve ever tried to book a cleaning service in Toronto or the GTA, you’ve probably run into the same wall: every company uses terms like “basic,” “general,” and “deep cleaning” a little differently. What one company calls “deep cleaning” might just be another company’s regular visit — and that mismatch is exactly what leads to surprise charges or a job that doesn’t match what you expected.

At Leronzo, we use a clear, condition-based system for all three levels. Here’s exactly what each one covers, what it doesn’t, and how to know which one your home actually needs.

Basic Cleaning — Everyday Upkeep

Best for: Homes that are already in good condition and just need regular maintenance.

What’s included:

  • Dusting and wiping accessible surfaces (shelves, tables, mantels)
  • Kitchen — wiping counters and exterior of appliances
  • Bathrooms — sinks, toilets, mirrors
  • Floors — vacuuming and mopping
  • Tidying main living areas

Not included: deep scrubbing or heavy buildup removal, grease/mold/rust/stain removal, inside of appliances, grout restoration. Not suitable for heavily soiled homes.

General Cleaning — Detailed Regular Cleaning

Best for: Homes with normal, everyday buildup that need more than a light touch-up. This is our most popular option.

What’s included: everything in Basic, plus:

  • More thorough surface wiping
  • Kitchen cabinet fronts and appliance exteriors
  • Light to moderate grease removal from kitchen surfaces
  • Baseboards in priority areas
  • High-touch surfaces
  • Bedrooms and living areas tidied in detail

Not included: heavy or set-in grease, mold/rust/stains, interior appliance cleaning (unless added separately), full grout restoration, post-renovation dust.

Deep Cleaning — For Heavy Buildup

Best for: Homes with visible buildup, homes that haven’t been professionally cleaned in a while, or homes being prepared for a big change — moving, hosting, or a fresh start.

What’s included: everything in General, plus:

  • Detailed kitchen and bathroom cleaning
  • Scrubbing areas with visible buildup
  • Hard-to-reach corners, edges, and tracks
  • Detailed fixture and faucet cleaning
  • Steam cleaning where suitable

Not included: post-construction cleanup (see our Post-Renovation Cleaning service for that), mold remediation, heavy rust or permanent stains, interior appliances unless added separately.

If your home needs a full reset after a move, check out our guide on move-out cleaning costs and checklists — it follows the same Deep Cleaning standard.

How Much Does Each Level Cost?

All packages include a fixed 3-hour visit, with team size scaling to your home:

1 BR2-3BR4-5BR
Basic CleaningCAD $117CAD $234CAD $351
General CleaningCAD $149CAD $299CAD $449
Deep CleaningCAD $177CAD $354CAD $531

Need more time for a specific visit? Extra time is always confirmed and priced upfront before we add it — never billed as a surprise afterward.

Not Sure Which Level You Need?

A simple way to think about it: rate your home’s current condition from 1 to 10.

ScoreLevelWhat it means
1–3Basic CleaningRegularly maintained, light dust only
4–7General CleaningNoticeable buildup in specific areas, not cleaned for a few weeks
8–10Deep CleaningHeavy buildup, long overdue, or getting ready for a big change

Cleaning Across Toronto and the GTA

Homes across the GTA can look very different, which is why we choose the cleaning level based on the actual condition of the property rather than its size or location. In Toronto, our work includes condos and high-rise apartments, while homes in Scarborough range from apartment and condo units to townhouses and detached family homes. We also serve North York, where both compact residential units and larger multi-level homes may require anything from routine maintenance to a full Deep Cleaning.

East of Toronto, we cover communities throughout Durham Region, including Pickering, Ajax, Whitby, and Oshawa. Here we regularly work with townhouses, detached homes, rental properties, and newer residential developments. Our service area also extends north into York Region, including Markham and Richmond Hill. Wherever the home is located, the same condition-based approach applies: Basic for light upkeep, General for normal buildup, and Deep Cleaning when the property needs a more detailed reset.

Carpets and upholstery follow a similar logic — if it’s been a while since your last professional clean, our guide on how often to clean carpets and upholstery breaks down the signs to watch for.
