How Much Does Carpet Cleaning Cost in Toronto? 2026 Prices by Room and Square Foot

Why the size of your home is not the same as the amount of carpet you need cleaned.

A 1,000 sq. ft. condo does not automatically contain 1,000 sq. ft. of carpet. If only the bedrooms and hallway are carpeted, entering the full size of the home can overstate the job before anyone arrives.

That is why carpet cleaning prices are commonly calculated in one of two ways: by the actual carpeted square footage or by the individual rooms and hallways being cleaned. Both methods can be accurate. The better choice is the one that describes your carpeted space most clearly.

This guide uses Leronzo’s current Toronto and GTA carpet cleaning prices and shows how to calculate the cost without confusing total home size with cleanable carpet area.

Quick Answer: Carpet Cleaning Prices in Toronto

Current starting pointLeronzo General Carpet Cleaning starts at CAD $39 for a small room up to 90 sq. ft. or CAD $0.39 per actual carpeted square foot. The minimum service is $149. Deep Cleaning uses a higher level based on carpet condition and selected treatments; the calculator shows the current total before booking.

Prices below are in Canadian dollars and reflect the one-time General Cleaning selections shown in the Leronzo calculator on August 9, 2026. Recurring frequency, Deep Cleaning, stairs, upholstery, and other selected items can change the total. The online calculator remains the source for the current booking price.

Per Room or Per Square Foot: Which Should You Use?

Use square-foot pricing when most of the property is carpeted, the layout is open, or you already know the measured carpet area. Use room pricing when the home has a mix of hard flooring and carpet, when only a few rooms need service, or when measuring is inconvenient.

The key rule is simple: enter only the carpet you want cleaned. Do not enter the total size of the house or condo unless every part of that area is carpeted and included in the job.

Choose by square foot when:

The whole basement or most of a floor is carpeted.

You have an open-plan area that does not fit standard room categories.

You can measure the carpeted sections accurately.

Choose by rooms and hallways when:

Only bedrooms, a living room, or a hallway are carpeted.

The property combines carpet with hardwood, laminate, vinyl, or tile.

You want to select specific spaces instead of the entire property.

The common 1,000-sq.-ft. mistakeIf a 1,010-sq.-ft. condo is fully carpeted, General Cleaning at $0.39 per sq. ft. is $393.90. If the same condo has only 600 sq. ft. of carpet, the area-based price is $234.00. The home size did not change; the cleanable carpet area did.

Current General Carpet Cleaning Prices by Room

Room pricing is not one flat number for every space. A compact bedroom and a large family room require different amounts of treatment, extraction time, and equipment movement. Leronzo separates bedrooms, hallways, and living rooms by size.

Bedrooms and other standard rooms

Room sizeCarpeted areaGeneral price
Small roomUp to 90 sq. ft.$39.00
Medium room91-140 sq. ft.$49.40
Large room141-200 sq. ft.$59.80

Hallways and foyers

Hallway sizeCarpeted areaGeneral price
Small hallwayUp to 40 sq. ft.$26.00
Medium hallway41-80 sq. ft.$39.00
Large hallway / foyer81-120 sq. ft.$52.00

Living rooms

Small living roomUp to 90 sq. ft.$48.10
Medium living room91-140 sq. ft.$58.50
Large living room141-200 sq. ft.$78.00
X-Large living room200-350 sq. ft.$100.10

A realistic room-by-room example

Suppose a Toronto condo has two medium carpeted bedrooms, one medium carpeted living room, and a small carpeted hallway. The General Cleaning calculation is:

Two medium bedrooms: 2 x $49.40 = $98.80

One medium living room: $58.50

One small hallway: $26.00

Calculated total$98.80 + $58.50 + $26.00 = CAD $183.30.

This example is more accurate than entering the condo’s full square footage when the kitchen, bathrooms, and entry are hard flooring.

How Recurring Frequency Changes the Price

The current calculator offers lower pricing for scheduled carpet maintenance. The reduction applies to the selected service total and is shown before booking.

FrequencyCurrent reduction1,010 carpeted sq. ft. example
One-timeNone$393.90
Every month15%$334.82
Every 3 months10%$354.51
Every 6 months5%$374.21

These examples use the same $393.90 General Cleaning base. Your result will differ if the carpeted area, room selection, cleaning level, stairs, or additional fabric items change.

General vs. Deep Carpet Cleaning

Area alone does not describe the amount of work. Two identical rooms can require different preparation and treatment when one has routine dust and the other has urine, strong odour, traffic lanes, or set-in residue.

General CleaningDeep Cleaning
Light to moderate dirtHeavy dirt and high-traffic areas
Everyday dust and buildupExtra pre-treatment
Common surface marksDeeper extraction cleaning
Maintained carpetsPet urine treatment and strong odour removal
Regular professional refreshTreatment for paint, wax, gum, rust, or dye stains

Deep Cleaning does not include biohazard or extreme contamination, and it is not carpet repair or fibre restoration. Burns, torn backing, permanent colour loss, delamination, and other physical damage require a restoration or flooring specialist rather than more cleaning.

An honest stain ruleStain treatment means the technician uses an appropriate process for the contaminant and carpet fibre. It does not mean every mark can be guaranteed to disappear. Urine, dye, bleach, heat, previous chemicals, and long-term contamination can permanently change carpet colour or reach the pad and subfloor.Learn about pet stain and odour treatment

Real before-and-after result: visible traffic soiling is reduced and the carpet appearance is more even after extraction cleaning.

What Can Change the Final Carpet Cleaning Price?

Actual carpeted area. The calculator needs the area being cleaned, not the property’s total advertised square footage.

Room category and size. Living rooms are priced separately from bedrooms and hallways because open layouts and larger traffic zones require more work.

General or Deep condition. Heavy soil, pet urine, strong odours, or difficult staining can require extra pre-treatment and a different service level.

Stairs. Stair treads are selected separately because each step must be treated and extracted individually.

Carpet construction and existing damage. Pile, fibre, backing, colour stability, wear, and earlier DIY products can affect the safest cleaning approach and the result that is realistically possible.

Other fabric items. Sofas, mattresses, chairs, and cushions are separate selections. They should not be assumed to be included in a carpet price.

Maintenance frequency. Monthly, three-month, and six-month options currently reduce the selected service total.

What Is Included in Professional Extraction Cleaning?

A professional visit is more than running a wet vacuum over the visible surface. The exact sequence is adjusted to the carpet, but a properly structured job normally includes the following stages.

Pre-inspection. The technician checks the fibre, pile, backing, traffic lanes, stains, odour sources, colour changes, and visible damage before choosing a treatment.

Dry-soil removal and preparation. Loose debris is removed where required, and the cleaning area is prepared so moisture is not used to turn dry soil into residue.

Targeted pre-treatment. Products are selected for the soil type and carpet condition. Deep jobs may require additional treatment and dwell time.

Rinsing and extraction. Commercial extraction equipment rinses the fibres and recovers suspended soil, treatment residue, and excess moisture in controlled passes.

Spot and odour treatment. Selected problem areas receive additional attention based on the booked cleaning level and what the inspection finds.

Final inspection. The cleaned areas are checked, realistic limitations are explained, and drying guidance is provided.

What the Before-and-After Photos Really Prove

Real job photos are useful because they show the type of equipment, the working process, and the visible change in an actual home. They are stronger than a stock image of a perfect carpet that was never cleaned by the company.

They still need to be read honestly. Lighting, camera angle, wet fibres, and pile direction can make a carpet appear lighter or darker. A responsible comparison looks for reduced traffic soil, fewer visible marks, more even texture, and a cleaner transition between high-use and low-use areas rather than relying on colour alone.

Carpet, Area Rugs, and Upholstery Are Not the Same Quote

Installed wall-to-wall carpet is priced by carpeted area or selected spaces. A loose area rug is a separate item because its backing, dye stability, fringe, fibre, and construction may require a different test and cleaning method. A sofa or mattress is also priced separately by item and size.

If the same visit includes furniture, add it through the calculator or review the separate upholstery cleaning and mattress cleaning services before comparing totals.

Screenshot

Area-rug cleaning is assessed separately from installed carpet because construction and backing can differ.

How to Measure Carpeted Square Footage

You do not need an architectural floor plan. A tape measure and a room-by-room note are usually enough.

Measure length and width in feet. For a rectangular room, multiply length by width. A 12 ft. x 10 ft. bedroom contains 120 sq. ft.

Split irregular layouts into rectangles. Calculate each section separately, then add the results.

Exclude hard flooring. Do not count tile, hardwood, laminate, vinyl, bathrooms, or kitchens unless those areas actually contain carpet and are being cleaned.

Add carpeted hallways and closets. Include only the ones you want serviced.

Keep stairs separate. Enter the number of steps in the staircase field instead of converting them into floor square footage.

If measuring is inconvenient, choose the room-and-hallway option. The purpose is not to find the lowest number; it is to describe the job accurately so the price and scheduled work match.

How to Compare Carpet Cleaning Quotes Without Being Misled

A headline such as ‘$39 per room’ is only useful when the room definition, minimum service, and treatment level are clear. Before comparing two companies, ask the same questions about both quotes.

What is the maximum square footage allowed for one room?

Is there a minimum service charge?

Are hallways, stairs, and closets included or separate?

Does the quote cover General Cleaning or treatment for heavy soil, urine, and odour?

Are stain treatments included, optional, or priced after inspection?

Are professional equipment and cleaning products included?

Can the price change on arrival, and under what specific condition?

Does the total shown at checkout include every selected item and applicable charge?

Comparing scope first prevents a low advertised price from becoming a larger invoice after the technician arrives. Leronzo’s calculator lets you select the condition, spaces, stairs, and furniture before confirming the booking.

How to Prepare for Carpet Cleaning

Remove toys, clothing, cables, small decor, and fragile items from the carpet.

Vacuum loose debris if your booking instructions request it.

Tell the technician what caused known stains and what products were previously used.

Point out pet-accident areas even when the marks are no longer visible.

Arrange parking, concierge access, elevators, or entry codes before the appointment.

Keep children and pets away from equipment, hoses, and damp carpet during the visit.

For a fresh spill before the appointment, the Carpet and Rug Institute recommends blotting rather than scrubbing, because aggressive rubbing can damage texture and spread the spot.

Frequently Asked Questions

How much does carpet cleaning cost per room in Toronto?

Current Leronzo General Cleaning prices start at $39 for a small room up to 90 sq. ft. Medium rooms are $49.40, large rooms are $59.80, and X-Large rooms are $91. The minimum service is $149.

How much is carpet cleaning per square foot?

Current one-time General Cleaning is $0.39 per actual carpeted square foot. For example, 500 carpeted sq. ft. is $195 before any different cleaning level, stairs, furniture, or frequency selection.

Is a 1,000-sq.-ft. condo charged as 1,000 sq. ft.?

Only when the full 1,000 sq. ft. is carpeted and included. If just 600 sq. ft. is carpeted, enter 600 sq. ft. or select the individual rooms.

Why is there a $149 minimum service?

A professional extraction visit requires travel, equipment setup, treatment preparation, cleaning, recovery, and cleanup even when only one small area is selected. The minimum covers that service visit.

When should I choose Deep Cleaning instead of General?

Choose Deep for heavy soil, strong traffic lanes, pet urine, strong odours, deep staining, or long-neglected carpet. Select Deep in the calculator to see the current total before booking.

Are stairs included in the room price?

No. Stair treads are entered separately because they require individual treatment and extraction.

Can every stain and odour be removed?

No company can responsibly guarantee every result before inspection. Cleaning can remove many spots and reduce or eliminate many odours, but permanent dye change, fibre damage, contamination in the pad or subfloor, and previous chemical damage may remain.

How long does carpet take to dry?

Drying time varies with fibre, pile, treatment level, indoor humidity, temperature, airflow, and how much moisture the carpet required. Keep air moving, follow the technician’s instructions, and avoid replacing furniture or allowing heavy traffic until the carpet is sufficiently dry.
